Many regions are trying to attract firms in order to boost their regional economies. It is necessary to define the practical concept of the best place for business and to set up its evaluating system so that we can provide more realistic policy directions to local governments. With this in mind, the paper mainly attempts to suggest an evaluating system identifying the best regions for business in Korea, which is effective by reflecting data limitations.Basic local autonomies, Si and Gun, are selected as target areas for evaluation. In addition the regions of which populations size is less than a certain level were omitted to maintain homogeneousness among regions. Five sectors including industrial base, industrial location etc. were selected as evaluating factors. Two different approaches were simultaneously adopted, statistical analysis and interviews with firms, to evaluate both quantitative and qualitative aspects of each sector.

The problem of rapid increases in the prices of new apartments has been one of the controversial issues in Korea. The problem has given rise to the price control policy for new apartments since 2007. There has been a variety of studies on the causes of the rapid increases in the prices of new apartments. However, this study argues that the phenomenon may be related with the redevelopment methods of the old urban areas. This study examines the effects of redevelopment methods on the new apartment prices based on the Box-Cox regression model. The regression analysis controlling for other important variables indicates that the prices of apartments constructed by housing construction company are higher than those of redevelopment apartments initiated by residents and public corporations. Also, this paper shows that the housing construction company has been the most important source of apartment supply. It implies that the variable of redevelopment methods is a significant factor which may affect the prices of new apartments. Based on the analysis, this article discusses the policy instruments which may reduce the rapid increases in the prices of new apartments. In particular this article argues that the vertical integration, corrections of real estate market failure, involvements of public coporation in housing redevelopment are important policy tools to alleviate the rapid price increases of new apartment. Also, it is argued that the regulations imposed on the redevelopment apartments by residents should be removed.

With the recent increase of housing price, Korean Government has considered the price of condominium projected to rebuild(CPR) the major cause that stimulates the price of other condominiums around the CPR. The Gangnam area, expecially CPR in the area, has been believed the typhonic center of the housing price skyrocketing. The Government has made very strong regulation on the CPR and the condominium in the Gangnam area.This study tries to find out whether the previous studies and practical senses regarding the causality between CPR's prices and others' in Seoul metropolitan area are correct or not, especially focusing on the spill over effect of the housing price of the Gangnam area. By using Granger causality test and cointegration test of time series data from January 2000 to November 2007, this empirical study finds three findings as following. Frist, the price of CPR not always precedes the price of other condominiums. Second, the housing price in the Gangnam area would lead the ones in Seoul metropolitan area, and vice versa. Third, the previous assumption on the information delivery gap between housing markets can not be supported by the empirical result of this study. These findings are the contrary of the common thoughts, Government's assertion and some results of previous studies.

Korea continued to make an administrative district reform to separate urban and rural areas. But, since the operation of local government system in 1995, the reform has been focused on integrating towns and counties again.Even though the government recommended to integrate, Muan Peninsula still has not fulfilled the recommendation among the 92 cities and counties. Muan Peninsula tried to consolidate its area several times but failed each time because of the objection of Muan county. But, recently, the discussion on the integration is resumed as a lot of development plans have been announced and carried out.Most of the preceding studies are evaluating the performance of integration after the urban-rural integration takes place. However, this study about the region that failed the integration though its necessity is increasing tried to make clear the reason why they oppose the integration and indicate the solutions through the investigation of the residents' awareness.As for the reasons for opposing integration, harmony is made difficult even when integration takes place since the two regions are heterogeneous, and the need for integration is not felt in the regions where there is potential for self-development. In particular, residents who are negative to integration are mostly those in the commercial field and the residents of the southern part of the Muan County. Integration requires increased sense of community among the residents and awareness on the synergy effect on the regional development.

This study focused on variations of the illegal parking fine in order to reduce the illegal parking in CBD. We analyzed the impact factors about the change of parking user's illegal parking behaviors using Quantification Theory Ⅱ, with the data collected from Daegu Metropolitan City. The exogenous variables are whether parking users will do the illegal parking or not, and the impact factors are the personal attributes of parking users, such as age, job, income, the illegal parking experience, etc. In the discriminant model of Quantification Ⅱ Theory, the total hit ratio of the impact is very high as 74.1%. The results of the study show that the age was the most effective impact factor among the personal attributes of parking users, and the next is the job, etc.

The complemented general relation between two different notions of direct and indirect input requirements( and ) and the decomposition of factors in the output requirements matrix for final demand were proposed by Gim and Kim(2005, 2008). Furthermore we showed that there is consecutive connection between the Leontief inverse and the final demand , but there is no consecutive connection between and the total output .From the research results above, the study objectives of this paper can be summarized as follows. (1) We develop an alternativeOutput-Output(OO) modelwithout having overestimation and consecutive connection problems and compile a newOutput-Output tableon the basis of the OO model to analyse the various economic impacts. (2) We make a comparative study between the input-output table and the output-output table for the complementary using.For the performance of the empirical illustration, we consider an economy with 5 sectors which has been obtained by reaggregating the 28 basic sectors given in the 2003 Input-Output Tables of Korea. Moreover as a specific example for the usefulness of the OO model and table, we formulate the OO multipliers, corresponding to input-output multipliers, that can accept output as an initial change.

This study attempts to research in the historical Korea-Japan Sea Route, arrange the software data which are researchable to open the Sea Route, suggest the Sea Route, and propose the shape of vessel at the moment that the Sea Route opens. To understand this Sea Route, historical data are arranged and the Delphi technique is used to research the specialists' opinion, especially 2 times.It's advisable to remake the modern Sea Route of the old historical sea route. Here, we consider the marketability and convenience for now much more than the sea route and vessels at old times. In addition, Jeju-Japan Sea Route will be the style of Cruise, weighting a capacity of passenger ship. Consequently the Jeju↔Busan↔Genkainada↔Fukuoka↔Osaka↔Okinawa↔Jeju Sea Route is advisable and the vessels are the style of Cruise, weighting a capacity of passenger ship with the package of cruise tour program.

The purpose of this study is to find out the suburbanization through the distribution changes of land price in Suwon. This study carried out following analysis. First, we plot the distribution pattern of land price in time-series. Second, it tried to apply the distribution pattern of price of land in Clark models. Third, it analyzed the co-relations with spatial characteristics and price of land through liner regression. As a result, the analysis shows the following facts. First, the land price in inner-urban was set high in 1998 and 2001, but high-set land price was expanded from the urban to the suburban in 2004. Second, it was found that the slope of price of land is coming to be low in time series. That is to show the result changing at suburbanization-stage. Third, it takes high price of land from the inner-urban and the new town which the public service facility comes to equip well. That is to show the result the urban-center function is moving toward the new town. The inner-urban is going to be decline gradually. Therefore, it requires that the city government should lay out growth management policies for balanced regional development.

This study researched because there are no standard criteria about type of visual landscape factor and control degree that should be managed on concretely suggested detail guideline like design guideline on the stage of visual landscape area and category of type and visual landscape planning despite it is taking a growing interest about Visual Landscape and related system is settled. Therefore, The purpose of this study was to suggest standard and boundary through a control factor of each type of visual landscape. And also it is to understand how the fixed control factor is recognized on the stage of understanding and analysis of visual landscape. The method of study is that we established type and control factor of visual landscape and evaluated propriety of control factor of each type of visual landscape. The area of example is chungju-city, Chungchungbukdo and the first survey questions is done by resident in Chungju-city and the second survey questions is done by specialist. The control factors are scale, shape, color, texture, ratio, position, view point, floor area ration, building-to-land ration and skyline. That is 10. The result of these survey questions, the significantly high control degree is required about the scale, shape and color of visual landscape but the control degree about the factor related to regulation like floor area ration and building coverage ration and texture is low and/or it's not necessary. Specially, the control degree of skyline is evaluated that it is strongly required for all area and all type. And the result of recognition about visual landscape scene, the divided factor like outline and borderline, as skyline, shape and ratio factor for visual landscape is first recognized and the factor of color is evaluated that it is overwhelming important and priority for visual landscape of commercial area.

New town development has been an efficient instruments to supply housing in Metropolitan Area. However, There are several side effects found because of supply- oriented approaches so, public development need changing in accordance with household preference.This article focus on finding demand-oriented approaches in public residential land development. Conjoint analysis was used to find out household preference in their selecting housing. This article composes of four parts. First, the objective of our study and need was summarized. Second, the characteristics of land use planning of public land development and current housing demand of household is analyzed through literature review in this field. Third, Household preference was presented using conjoint analysis. Forth, the meaning of analysis and concluding remarks was summarized.

The purpose of this study is to find out important service factors affecting the overall level of satisfaction. Through this study, it is possible to show what is important for service satisfaction and what we have to do to improve it. For doing this, this study use a survey questionnaire to determine and evaluate the service quality and overall level of satisfaction. The target of the survey is the Dae-Jeon metropolitan bus service.The result of this study is this: First, the important quality factors of public bus service are analyzed by five factors - Empathy, Reliability, Accessibility, Efficiency and Tangibles. Second, through the multi regression analysis, it is found that all five factors are affecting the overall level of satisfaction. In particular an Empathy is the most important factor for it and then Accessibility, Reliability, Tangibles and Efficiency in turns. On the basis of this, this study may show what is the key factors for determining the public bus service quality. Therefore this study will help to improve the overall level of satisfaction in Dae-Jeon public transportation through taking account of service quality.

Social capital can be approached variously according to academic fields and authors. But its core conceptual components can be summarized as trust, participation, networks, institution, and altruism. In this context, this study aims at drawing up the inter-corelation patterns of such conceptual components of social capital by analyzing path function among social capital, trust, participation, networks, institution and altruism. 3,382 people living in Cheong city were surveyed about their attitudes and behaviour about conceptual components of social capital. The results can be summarized as followings. Social capital can be explained by those interactions among trust, participation, networks, institution and altruism. Especially social capital is strongly inter-related with the degree of civic engagement in public interest. Networks among people also promote civic engagement in public policy. It hints that local governments should provide their people with various community activity programme in order to accumulate social capital.
