The aim of this study is to inquire into the characteristic factor in the regions where the inflow or outflow of the population arise, and the regional characteristic factors having an influence on the inflow of the population by dividing the regions into metropolitan, city, and non-urban area. The results of this study are as follows. First, there was a difference in the factors related to the population inflow or outflow of a metropolitan area, small and medium city, and non-urban area; in addition, a lot more factors were found to have an influence the population inflow of a small and medium city or non-urban area in comparison with a metropolitan. However, the results revealed that the increase in the number of businesses had an influence on the influx of the population in all regions commonly. In addition, this study confirmed that a small&medium city or non-urban area differs from a big city in that the correlation between, or influence of the mass transportation,population size and the housing price change rates was found to be statistically significant. On the basis of these results, this study suggested the implication as follows: First, it's very necessary to link the population policy for local small & medium cities or non-urban areas with the job-creating policy. Further, the correlation of the mass transportation on the inflow of the population was statistically significant as revealed in this study, so it's important to improve the mass transportation system in non- urban areas.

The purposes of this paper are two-fold under the condition that Seoul Railway Station already has the sense of place and makes an important role in establishing the national transportation hub. First, the study analyzes the causality among the major factors for establishing the sense of place in Seoul Railway Station. Secondly, it also reveals the significance of the variables which are composed of the major factors in order to reinforce the sense of place in Seoul Railway Station. On the basis of the empirical analysis, it is found out that the place meaning factor does not have much influence on the intention of positive action by visitors toward Seoul Railway Station. On the other hand, the place attachment factor is strongly associated with the intention of positive action by visitors toward it. In terms of the level of the significance, the commercial and conventional facility variables of the place meaning factor as well as the loyalty and attractiveness of the place attachment factor are very significant in order to strengthen those factors, respectively. Finally, as the policy implication, the results of the study emphasizes that the commercial and business functions of the Seoul Railway Station should be reinforced. It also indicates that mixed-land use development based on historical and traditional structures are essential for reinforcing the sense of place in Seoul Railway Station,

This study focus on the regeneration of depressed central business district adopting creative regeneration methodology of the Mixed Use Development of Rent Oriented Shopping Building by Public Supports. There have been diverted approaches and continuous policy efforts for the modernization of traditional market area in the CBD. But the situations of degradation of CBD in local cities and the depression of traditional market area are going on. The regeneration of central business district in local cities by the packaged new regeneration methodologies of theme shopping building will be the main target of local city regeneration policy. So, It is needed the creative approach of revitalization for shuttered streets of business district in local cities’CBD by two strategic instruments (Small Size Block Unit Development by Sub Division Land Use Planning and Mixed Use Development of Rent Oriented Building by Public Support)First is the Small Size Block Unit Development by Sub Division Land Use Planning supported by the cooperative partnership of land owners. Which means the rationalization of irregular land units by the citizen participated land use planning process in line with bottom up approach. Second, Mixed Use Development of Rent Oriented Building by Public Support is the main policy instrument to creative regeneration of corporated shopping building district. It comprised these three important components. 1) The selection of proper place of rent oriented shopping building to adapt the regeneration methodology of shopping building district in CBD 2) The formal certification of 3 types developer for the regeneration project and program 3) The rational buying and rental system for the Mixed Use Development of Rent Oriented Building

This study has two major purposes: (1) to compare satisfaction of place image in Cheonggyecheon based on nationality (Koreans, Americans, Chinese and Japanese); (2) to examine the different factors affecting the overall satisfaction of Cheonggyecheon and behavioral intention by different national groups. Findings of this study are as follows. Firstly, for the eco-friendly, symbolic and cultural factors, Chinese and Americans were more satisfied compared to Koreans and Japanese. Chinese showed the greatest satisfaction in convenience, followed by Koreans and Japanese. In terms of resting factor, Americans and Chinese expressed more satisfaction than Koreans, and Japanese showed that they were least satisfied. For overall satisfaction of Cheonggyecheon,Americans were most satisfied, followed by Koreans and Japanese. Moreover, Koreans, Chinese and Americans had greater behavioral intention to Cheonggyecheon than Japanese. Secondly, the result of “Multiple Group Structural Analysis” showed that the cultural factors had the positive effect on the overall satisfaction of Cheonggyecheon for Koreans and Japanese, and the eco-friendly factor had the same effect for Chinese. For Japanese, the resting factor had influence on the behavioral intention. In case of Americans, eco-friendly,cultural and convenience factors had impacts on the overall satisfaction. It is also shown from the result that the overall satisfaction had positive effect on the behavioral intention for four different national groups.

행정구역통합에는 많은 기준이 있지만, 행정구역의 크기와 행정구역간 연계성은 매우 중요하다. 이 연구에서는 행정구역통합기준이 설정되어 있는 경우에 어떻게 정량적으 로 그 기준을 만족시키면서 행정구역을 통합할 것인가에 관한 방법을 제시하였다. 사례 분석으로 충청남도의 행정구역간 연계성을 토대로 계층적 군집분석을 실시하였다. 연 구결과 현행의 국회의원선거구와 비교하였는데, 거의 유사한 결과를 얻을 수 있어 통합 방법의 타당성을 간접적으로 검증할 수 있었다.

To promote healthy development of a city and to sustain desired urban growth, it is very important to determine the precise mechanisms of land use which can be altered by various factors. Also crucial is a detailed understanding of the land use, the relevant configuration factors, the land use patterns, and the characteristics of the downtown areas. Daejeon Metropolitan City has experienced the transformation of urban structure including changes in functional distribution of its urban space due to large new town development since the 1980s. This paper analyzes the process of new town formation, particularly oriented by large-scale new town development run by the government, and identifies the characteristics of each central district, their interconnection, and the differences among them. Then, the characteristics and differences are analyzed by comparing the land uses between the existing and new central districts.

This study tired to analyze regional factors such as transportation environments and individual factors that influence the price of houses comprehensively. As house price is affected by regional factors because of spatial autocorrelation, individual houses are structurally nested in corresponding region. Therefore, the multilevel structure analysis by separating individual factors from regional factors in the identification of factors influencing house price will allow us to understand the complicated phenomenon comprehensively. The method to analyze it effectively is Hierarchical Lineal Model (HLM). In this study, the effects of regional environments, intra‐class correlation coefficient (ICC) and individual factors on the change in house price are investigated through HLM. Additionally,the effects of regional factor (transportation environments) and individual factors in the nested structure on house price are identified comprehensively. The ultimate purpose of the study is to identify interaction effects influencing much on house price by combining regional and individual transportation environment factors.
