Because an apartment reconstruction project is executed through a complicated process, there occur frequent conflicts of interest among the stakeholders without expertise, and these conflicts are emerging as social problems. If conflicts are not managed properly, a trifle conflict may develop into misunderstanding and distrust and even into a dispute and legal action, and the resultant loss is imputed to each stakeholder and increases the cost of the reconstruction project or delays the progress of the project. Therefore, if a systematic conflict management procedure and system is developed, it is expected to prevent delay and the increase of cost caused by conflicts in reconstruction projects, and to lay the base for successful execution of reconstruction projects. Accordingly, as basic research for the construction of a conflict management system, this study identified and classified the causes of conflict at each stage of apartment reconstruction projects and, based on the results, proposed plans to analyze key causes of conflict and to manage conflicts.

Property management (PM) service has been becoming the essential service for office buildings in the age of building stocks. In this study, we investigate how PM service affects the rent of office buildings. 66 office buildings which are of small and middle scale in Tokyo Area are selected for analysis. Criteria based on PM service is offered. Their values are derived by the field work and are integrated into the ordinary building specification and site environment data. The relationship between various kinds of building attributes and effect of PM service is examined by correlation analysis. Two type of multiple regression(Ordinary Least Square(OLS) regression and absolute minimum error regression(L1-regression) model) is used to quantitatively evaluate the effect of PM service. Through these evaluation experiment, it is clarified that some PM service criteria such as the size of an entrance hall and clearness of elevator are important factors for rent prediction and improved the accuracy of prediction model.

As the scale of construction Project has been becoming larger, the tendency of the construction accident has been increasing, and the subject of accident prevention has become one of important theme in construction industry. However, important decision making in scaffolding work are made by the experience and judgment of the contractor without the communication for systematic analysis. Therefore, the purpose of this paper is to suggest the reducing plans of accident by researching various types and causes of the construction accident in scaffolding work. To achieve this purpose, this paper aims to show the multiple aspects of the construction accident based on informations on construction accidents in scaffolding work from 2004 to 2008. And then, this paper make an analysis of construction causes to embody the actual condition of safety management in construction site. The results of this paper based on this methodology can be systematized as falling into two areas : 1)the major types of construction accident were divided into 8 categories by analyzing the information of case study, 2)accident causes in scaffolding work were divided into 42types.
