To alleviate the problem of low-income housing, the government built a large public rental housing complex. This has caused social exclusion problems in the region and the periphery. In order to minimize such social problems and to realize social integration, the policy of mixed housing was promoted. This study analyzed the overall residential satisfaction and characteristics of residents who are real consumers of public rental housing according to social mix type. The results of this study are as follows. The satisfaction of the residents differed according to the residential environment and social mix type of the public rental house. On the other hand, the characteristics of social mixed type showed relatively high residential satisfaction in the adjacent type. In order to promote public lease housing policy, it is necessary to have an active social mix policy such as random mix in addition to the physical aspect.

Recently, many local governments in Korea have been planning or introducing light rail transit, which has partly resulted in the renovation of public transportation and the revitalization of the local economy. However, there are also cities where the light rail transit once constructed is not actively used. Considering the large amount of public resources invested in the construction of light rail transit, even when there are operational difficulties, it is not feasible to stop operation immediately as the loss is astronomical. Therefore, local governments are making various efforts to revitalize their operations. Nevertheless, there is little related research on the revitalization of light rail transit in Korea. Therefore, the study on the factors to more activate light rail transit from the perspective of actual users seems to be highly meaningful. So, this study aims to determine the priorities between activation factors through empirical analysis of actual users of Yongin Light Rail Transit. Also, from the results, policy implications have been suggested by comparing and analyzing the priorities with previous studies. As a result of comparative analysis, it was shown that the same factors exert an influence at the access stage, waiting stage, and transfer stage equally in terms of the activation factors of the light rail transit users seen by moving stage. By contrast, different results were obtained at the boarding stage. Finally, as a policy implication of this study, it should be highlighted that it is more important to improve the physical aspects and software of the light rail transit than environment surrounding the light rail transit.

This research aims to examine the effects of urban environmental factors on land values, comparing with two development projects (Bun-dang and Pyung-chon) in Korea. The primary interest of this research is to assess the performance of urban design characteristic which emphasizes the compact development and land use mix to improve residents’ accessibility to urban facilities. The analysis is conducted by measuring the relationships between the values of multi-family residential parcels and the access to transit and other uses (park, office, retail, and education uses) as well as their comparative location in the city. The proximities to five uses and subway stations are estimated using GIS program. Parcel level GIS data and land value data assessed in 1996 and 2003 are used to measure such relationship. The findings indicate that multi-family residential parcel values are significantly correlated to the proximity to education and park uses. The characteristics of street network are significantly related to the chronological change of multi-family residential parcel values as well. The direction of the relationships, however, varies by the condition of urban environmental factors.

Metropolitan cities around world are making efforts to secure competitiveness and decrease the social cost of transportation. The constant increate of private cars has become the reason for not only economical burden for the cities but also increase of pollution, health problems and environmental issues. For this reason, most of the major cities of the world are trying to encouraged a change by creating better transportation systems, with better facilities and policies that can help improve the increasing issues. In the past the increase of car ownership caused the worst levels of congestion inside the different cities and in their metropolitan areas. Road expansion become the best solution to solve this problems nonetheless with time cities were no longer made for people but for cars. Several cities in the world tried to look for new solutions to reduce congestion and give the city back to its pedestrians. The Seoul Metropolitan Government took acton by attempting to revive the public transportation that was in a deep crisis during the late 80’s by regulating prices, creating new transfer stations, improving the service, creating time efficiency creating exclusive bus lines, encourage quality control and organizing the routes and bus numbers for users to become more attracted to the service. A set of policies were put in practice in 2004 in order to find solutions for the lost of bus riders, and economical and social crisis that the bus industry of Seoul was suffering. This paper makes a review of all the key policies made by Seoul that allowed the city to take the bus industry of the deep crisis and encourage the walkability of the city.

The housing policy of South Korea has changed to focus on the rental housing, research topics on rental housing are also making a change. This study verified the research trends regarding rental housing in recent 10 years by network analysis. This study analysed networks among 1,372 guide words of 490 studies, and it shows that the words connected each other within 4.48 steps on average. This means studies on rental housing have ‘narrow structure’ than other fields of study. At the keyword frequency analysis, ‘living satisfaction’ and ‘housing policy’ show high frequency. However, at the centrality analysis, ‘housing welfare’ is located in the center connecting other key words. At Ego-Network Analysis, the studies on low income group supporting system establish networks.
