This study aims to explore the direction and priorities of land use planning in daily living areas to enhance residential environment satisfaction. A quantitative analysis of the relationship between land use and residential environment satisfaction revealed that accessibility to commercial facilities had the greatest impact, followed by accessibility to medical facilities and public transportation, noise levels, educational facilities, and security conditions. The study suggests prioritizing the improvement of accessibility to commercial, medical, and public transportation facilities. It also emphasizes the importance of noise management, enhancement of educational facilities, and strengthening security conditions. Additionally, the necessity of spatial planning to promote community formation is highlighted, providing guidelines for improving residents' quality of life and sustainable urban development.

This study examines the determinants of housing cost burdens for disabled and non-disabled households living in public rental housing in Seoul, utilizing multiple regression analysis. The study aims to highlight the importance of developing housing welfare policies that address the specific needs of these vulnerable populations. Key findings reveal that shorter residence duration, higher monthly rent, and larger housing size significantly increase the housing cost burden for both groups. Additionally, for disabled households, fewer household members and higher debt levels are associated with a greater housing cost burden. In contrast, for non-disabled households, older household heads and economic inactivity are key factors contributing to increased housing cost burdens. The study emphasizes that while public transfer payments can help reduce housing cost burdens, these measures have financial limitations. Therefore, it calls for comprehensive housing welfare policies that integrate housing assistance with employment support. Furthermore, the study underscores the need for policies that not only reduce housing costs but also improve the overall living environment and quality of life for vulnerable households.

Optionally, major small and medium-sized cities can also find leading cases of overcoming the decline in the resident population with high visit-friendliness. Therefore, this paper aims to propose guidelines for revitalizing small and medium-sized cities by objectively exploring small and medium-sized urban regeneration models that can overcome population extinction and regional decline by presenting standards to promote revitalization of new small and medium-sized cities in response to the decline of small and medium-sized cities.

This study explores institutional improvement measures to enhance the effectiveness of vacant house management projects. The issue of vacant houses is intensifies, necessitating comprehensive overhaul in vacant house surveys, redevelopment planning, demolition and utilization, and information system operations. Through an in-depth review of domestic laws and systems, analyzing vacant house management initiatives in Chungcheongnam-do, and a comparative examination of best practices from the UK, Japan, and Canada, this study suggests key measures, including systematic surveys, efficient demolition and enforcement, tax incentives, special provisions for redevelopment, and expanded vacant house information systems. The study emphasizes the need for reforms based on practical issues identified on-site and explores ways to encourage private sector utilization of vacant houses. An integrated approach and continuous policy monitoring are essential to resolving the vacant house problem. Implementing the proposed measures is expected to contribute to longterm solutions and restore economic and social vitality to local communities.

This study investigates the perception differences among expert groups regarding urban regeneration projects, specifically through the application of budget allocation methods. Focusing on the Urban Regeneration New Deal Projects in Chungcheongnam-do, the research analyzes how stakeholders, including the research group, public sector, private companies, and semi-public organizations, prioritize different project elements under budget constraints. The study finds that public experts emphasize long-term sustainability and social benefits, while private entities prioritize physical environments. Semi-public organizations strike a balance but vary depending on the specific project context. The case studies of Chungcheongnam-do's projects reveal how these differing priorities affect decisionmaking processes and the overall success of urban regeneration efforts. The findings underscore the challenges in aligning diverse stakeholder interests and highlight the need for comprehensive planning that integrates physical infrastructure, economic revitalization, and community engagement.

This study analyzed the proportion of investment demand for Jeonse leverage in Seoul's home sales transactions in a time series. Although it does not correspond to financial debt at this point, the proportion of Jeonse leverage transactions compared to sales transactions in apartments from 16 to 23 has continued to decline since 47.8% in '17 to '18, but as of '23, Jeonse leverage transactions are still occurring at 37.7% in '23, and coalition and multi-family households have found that Jeonse leverage transactions are increasing to 44.1% in '21. In addition, as of 2023, the total amount of Jeonse deposits for apartments, which are Seoul's representative housing types, and coalitions and multi-family households was estimated at 375.5 trillion won, accounting for 15% of the Seoul city's housing market value in 23, higher than the Seoul city's total mortgage loan balance of 251 trillion won.

In, this study, we analyzed the relationship between the local finance, local regeneration and de facto population including resident registration population, transient population and foreigners with resident registration, Focused on Gangwon Province, eighteen cities and counties. We prove that increase in the residential population(transient population) helps expand the fiscal scale through multiple regression analysis. In the depopulation era of most of cities and counties, they have made an effort on De facto population growth over many years, because of virtuous structural cycle between the local finance performance increasement and De facto Population. In the future, policies and projects aimed at increasing the resident population in more local governments should be expanded to prepare for the upcoming urban decline issue.
