This paper examined the effect of Pedestrian-friendly Revitalization Program of Area near Seoul Station on Namdaemun Market Merchants’ Movement Decision Making, whether to stay or move. Research survey had been carried to 400 merchants from Dec. 2016 to Jan. 2017 and finally 70 cases were adopted to analysis. The binary logistic regression model was employed to analysis. And the results were as follow. First, 37.1% of merchants were willing to move to another region. Second, the significant factors at below 90% were Rent per square meter(-), Recent increase of rent(+), Accessory sector(+), Participating Association(+), Positive business outlook(+). So, these results showed that the determinant factor was economic rent burden. Specifically, More visitors coming, higher pressure forcing merchants, who had paid lower rent, to move involuntarily. Consequently, If more floating population were coming to Namdaemun market, Accessory wholesaler, which had increased from the 1980s and occupied large portion in Namdaemun market, would be displaced by retail shops.

The bus is the public transportation which has to go side by side with the metro, because they can complement their weakness each other. This study analyzed the factors affecting on the usage of metro or bus, and suggests some political implications for the future increasing usage of public transportation. Analysis showed that the usage of public transportation is related to income level, car owning, distance, transit transfer, parking, etc. These results implies that it is important to consider the distance between the departure point to the metro/bus station, the discomfort in transit transfer, and so on, as well as personal or housing characteristics of passengers.

The semi-industrial area has been constantly changing in character and role, and the controversy over the status of the city has been repeated. As a result, there has been in terms of the protection of comfortable living environment, mainly due to the confluence of residential functions and the maintenance of industrial zone. This is due to the inherent limitations of the semi-industrial area. It is time to discuss the problem and role of semi-industrial area. Therefore, the main purpose of this study is to investigate the system and cases related to the overseas semi - industrial area, and to implicate on the roles and maintenance direction of the semi-industrial zone in Korea. The purpose of this study is to reconstruct the role and policy direction of the semi-industrial area in case the urban decline accelerates due to aging in the future. As a result of analysis of overseas cases, the following implications are summarized. The common characteristics of the two cases are as follows: First, the scope of the semi-industrial zone and the vision and development direction of each zone are summarized. In addition, the government is rezoning and responding to policy changes in response to changes in aging and urban response policies. Finally, we are pursuing customized policies that match the characteristics of the region and the needs of the residents. In the future, the construction of the semi-industrial area will require flexible policy management in preparation for a decline society, and a policy shift in response to local demand will be necessary. In such a policy transition process, the foreign similar system should be closely reviewed and applied.

This study analyzed how five households, including college students, first-year households, newlyweds and elderly households, who are subject to happy housing, and single households, would prefer small housing, among the public rental housing policies that are being implemented for the supply of small housing, in the face of a continuous increase in the number of single-person households. The study method of this study was applied with the AHP method, a multistate decision-making method. Through the analysis of periodicals, academic journals and academic papers already published, the selection factors for the study were set up as four factors in the upper class and 16 factors in the lower class to conduct a survey on residents of Gwanak-gu who prefer to live or reside in small houses. Preferred housing factors based on the characteristics of the users of each life cycle presented as a result of the analysis of this study are expected to contribute to the improvement of the quality of small houses in the future, along with the implications of housing supply in the future.

The automobile lies next to real properties in terms of high involvement. So, consumers go beyond the functional aspect which defines it as just a means of transport and perceive it as a product that represents their exclusive space and lifestyle. This made it crucial for businesses to conduct a survey on the consumer environment. This study has been carried out to figure out the components that influence the purchase intention of people who visit the showrooms of Hyundai Motor Company. The showrooms were classified by functional type and named standard, linked, additional, and complex. Out of the showrooms, For its research methods, the study has used survey and empirical analysis through literature review, thus conducting depth interviews and a Delphi study on the specialists. The employed statistical analysis program is SPSS 18.0. The factor analysis has identified the four factors of site access, human services, interior space, and exterior space, and checked if the factors as independent variables influenced the purchase intention which was a subordinate variable. The regression analysis showed that interior space and human services exerted statistically significant positive influence while site access and exterior space failed to influence purchase intention. These results suggest that more effort needs to be made to influence the purchase intention of the visitors to the automotive showrooms by further strengthening interior space and human services and supplementing exterior space among other components of an automotive showroom.
