As a society become diverse and a consumer's tourism needs has changed, the consumer have various opportunities for selecting tourism destination. A city has become one of important tourism destination. Many cities have focused on that bring tourist to the city through out opening festivals, maintaining cultural and tourism site, and improving service for tourists in the cities. The importance of urban tourism has growing over time. This study discover the function and meaning of urban tourism in the city and urban planning system as a way for urban tourism. Urban tourism has diverse and alternative features that has more space in the city than in the past. Urban planning system in Korea lacks planning issue, urban tourism moreover diverse other planning system make more difficult in realizing urban tourism. For the desirable urban planning system in realizing urban tourism must be flexible and integrated.

This study is conducted to select the criteria to plan a women-friendly residential complex by carrying out an exploratory survey on what a woman need and feel inconvenient in an apartment house, which is typical residential culture of co- housing in Korea. For this, a range of housing complex was defined into an inclusive facility including a co-housing complex, and the shopping centers and educational facilities adjacent outside and inside the complex. This study is a quantitative research where a factor analysis and a hierarchical analysis technique (AHP: Analytic Hierarchy Process) were used. As a result, 32 plan elements were deduced for 6 factors. The comparison of the 6 factors according to the importance was in the following order: safety, childcare affinity, life convenience, pedestrian amenity, self feasibility and aesthetic landscape. This suggests that these plan indicators can serve as the criteria for developing a variety of women-friendly residential complexes that female affinity is reflected.

1960년대 중반 이후 급격한 산업화로 인해 탄생된 산업단지 중심의 신도시는 정비기 반시설이 취약한 것이 현실이며 아파트 주택재건축정비사업을 추진함에 있어 부족한 정비기반시설의 확충을 위한 기부채납이 필수적이다 그러나 현재 시행되고 있는 기부 채납제도는 법적인 근거가 모호한 가운데 지방자치단체의 방침 지침 등에 의해 운영되 고 있어 초법적인 제도라고 할 수 있고 다만 기부채납 적용에 따른 용적률 상향이라는 인센티브로서 불법성과 주민의 불만을 조화시키고 있는 실정이다 그러나 과도한 기부 채납은 주택재건축사업 추진에 경제적 부담이 될 뿐만 아니라 조합원 개인에게도 부담 이 과중되어 원주민의 재정착에도 지장을 주고 있는 것이다 중앙정부는 지방자치단체 에 의해 시행되고 있는 기부채납제도에 대해 명확한 기준을 마련하여 지방자치단체장 에 의한 임의적인 규제행위를 제한 할 수 있도록 하여야 한다 본 연구는 도시정비사업 중에서 서울특별시의 아파트재건축사업 분야에 대한 기부채납으로 인한 문제를 연구 분석하여 개선방안을 제시하고자 한다.

It is certain that New town located in the Surrounding Area of Industrial Complex built in the course of rapid industrialization since 1960 lacks infrastructure for maintenance, so Land Donation is an essential part in the process for the Apartment Housing Redevelopment for expanding a deficient infrastructure for maintenance. The present system of Land Donation, being implemented by the policy or guidance of a local government regardless of having imprecise legal basis, however, is said to be above the law. It only conciliate the illegality and civil unrest with incentives to relax restrictions on the floor area ratio. However, an excessive demand on Land Donation is not only the financial burdens in the Housing Reconstruction, but also disrupt resettlement of original resident because of the overburden to the members of the union. The central government should set clear criteria for the law of Land Donation, being implemented by a local government, to control the arbitrary regulation acts by a local government head. In this study, I have studied and analyzed the problems of the Land Donation in the field of the Apartment Housing Reconstruction in Seoul Metropolitan City among the Urban Redevelopment and I will suggest an improvement scheme of the Land Donation.

Due to particulate of a lot of stakeholders for maintenance business so that during the project, occurrence of conflict is inevitable, thus, adjusting is fundamental among the people. This dissertation consists of on cases of litigations and maintenance business After these laws, implemented and then, added major 92 cases with interrelation ship, Result of the studies, litigation and amendment are not related to each other. Also, many conflicts could be appeared from the level of disposing of management, hereafter, the researches need to be followed. On the basis of research result, it is willing to propose for urgency of certain level to vitalize with maintenance business and suggests political current affairs
