The purpose of this study is to understand the effects of urban regeneration projects in terms of revitalizing commercial districts. While existing studies have primarily relied on general evaluation indicators to assess such effects, this study employs survival analysis using data on the survival status and duration of commercial facilities, enabling an evaluation that reflects the specific characteristics of commercial districts. Commercial survival rates were derived based on four key factors—industry type, size, floor level, and location—and were analyzed in relation to individual urban regeneration sub-projects. In the cases of Uncheon·Sinbong-dong and Uam-dong, all four factors showed increased commercial survival rates, indicating that the urban regeneration projects positively contributed to the revitalization of commercial activity in these areas. Although Naedeok 1-dong was the subject of a residential support type project, a slight increase in commercial survival was observed across all four factors, suggesting that the project had a limited but meaningful impact on commercial revitalization. Overall, it was found that the general neighborhood type and central urban district type projects demonstrated a higher revitalization effect, whereas the residential support type showed comparatively lower effectiveness. This study has implications in that it applies an analytical method capable of capturing both the effects of urban regeneration and the inherent characteristics of commercial districts. Moreover, by interpreting the impact of individual sub-projects rather than assessing urban regeneration projects as a whole, the study offers a more nuanced understanding of how specific interventions influence commercial sustainability.

본 연구는 도시재생사업이 상권 활성화에 미치는 효과를 실증적으로 분석하고자 상업 시설 생존 데이터를 바탕으로 생존분석을 진행하였다. 규모, 층수, 위치, 업종의 네 가지 요소를 중심으로 상업생존율을 도출하고, 이를 도시재생 개별사업과 연계하여 사업 유형 별 효과를 비교·분석하였다. 분석 결과, 운천·신봉동과 우암동은 일반근린형과 중심시가지형 사업지로서 모든 요소 에서 상업생존율이 증가하여, 도시재생사업이 상권 활성화에 긍정적으로 기여했음을 확인 할 수 있었다. 내덕1동은 주거지지원형 사업임에도 불구하고 전반적인 생존율이 소폭 상 승하여, 상권 활성화에 일정 수준 기여하였음을 확인하였다. 이를 통해 일반근린형과 중 심시가지형은 상권 활성화 효과가 높고, 주거지지원형의 경우 상권 활성화 효과가 다소 낮음을 확인하였다. 본 연구는 도시재생사업 유형에 따른 효과와 상권이 가진 특성을 반영할 수 있는 분석 방법을 활용하였다는 점, 도시재생사업의 사업 전체를 평가한 것이 아닌, 개별사업과 연 계·해석하여 상권 활성화 효과를 분석했다는 점에서 시사점을 갖는다.
