This study was conducted to examine whether the social welfare service environment affects the housing satisfaction of residents in public rental housing and national rental housing. The aim is to contribute to the efficiency of public rental housing supply plans and improve housing rights for vulnerable populations. For the research, I analyzed previous studies to develop a research model and formulated four hypotheses. Subsequently, we conducted a survey targeting residents of the Misa New Town 13th complex in Hanam, where both permanent rental housing and national rental housing coexist. Then, I developed a multiple regression model based on a previous research model. Using this model, we have verified the hypotheses and summarized the implications based on the verification results. The verification results accepted three hypotheses. Hypothesis 1 was accepted, indicating that factors related to welfare facilities have a positive effect on the housing satisfaction of residents in permanent rental housing. Hypothesis 2 was accepted, indicating that welfare facility factors will significantly impact the residents' intention to recommend permanent rental housing. Hypothesis 4 was accepted, which stated that the influence of welfare facility factors on housing satisfaction would be greater for residents of permanent rental housing than for residents of national rental housing. However, Hypothesis 3, which stated that the determinants of housing satisfaction for residents of national rental housing would be similar to those for residents of permanent rental housing, was rejected. Considering the results of hypothesis testing, three implications were summarized. First, it is desirable to further strengthen the connection between social welfare services and the development of public rental housing. Second, when locating social welfare facilities in areas with a high concentration of public rental housing, it is important to consider the accessibility for vulnerable groups, including permanent residents of rental housing. Third, when conducting research on housing satisfaction, it is advisable to consider incorporating alternative variables, such as the intention to recommend. This will help address the potential issue of excessive response bias that may arise from the ongoing government-led housing satisfaction survey.

본 연구는 주거취약층인 영구임대주택과 국민임대주택 거주자들의 주거만족도에 사회 복지서비스 환경이 영향을 주고 있는지 여부를 밝혀, 공공임대주택 공급계획과 주거복지 서비스의 효율성을 도모하고, 주거취약계층의 주거권 보장에 기여하기 위하여 시행되었다. 연구를 위해 우선 선행연구를 조사, 분석하여 연구 모형을 작성하고 4가지 가설을 설정하 였으며, 영구임대주택과 국민임대주택이 혼재한 하남시 소재 미사13단지 거주자를 대상으 로 설문조사를 실시하여 다중회귀모형을 작성하였다. 이 모형을 근거로 가설을 검증하였 으며, 검증 결과에 따른 시사점을 정리하였다. 검증 결과 복지시설요인은 영구임대주택 거주자의 주거만족도에 긍정적 영향을 미칠 것 이라는 제1가설과, 복지시설요인은 영구임대주택 거주자의 추천의도에 정의 영향을 미칠 것이라는 제2가설, 복지시설요인이 주거만족도에 미치는 영향력은 국민임대주택 거주자보 다는 영구임대주택 거주자가 더 클 것이라는 제4가설이 모두 채택되었다. 다만, 국민임대 주택 거주자의 주거만족도 결정요인과 추천의도 결정요인은 유사할 것이라는 제3가설은 기각되었다. 가설 검증 결과를 감안하여 3가지 시사점을 정리하였다. 첫째, 공공임대주택의 건설에서 사회복지서비스와의 연계성을 더욱 강화하는 것이 바람직할 것이다. 둘째, 공공임대주택이 집중된 지역에서 사회복지시설을 배치할 때는 영구임대주택 등 상대적 저소득층의 접근성 을 고려해야 할 것이다. 셋째, 주거만족도와 관련된 연구에서는 계속되는 정부 주도의 주 거만족도 조사로 인한 과잉 응답 가능성을 감안하여 추천의도 등 대체 변수의 채용 가능 성도 검토해보는 것이 바람직할 것이다. 본 연구는 복지시설요인이 공공임대주택 거주자의 주거만족도에 상당한 영향을 미치고 있고, 저소득층일수록 그 영향력이 크다는 것을 밝힌 점에서 연구의 기여도가 인정된다고 볼 수 있다. 또한 공적 자료에 과잉 주거만족도가 포함될 가능성도 밝힌 점에서도 기여도 가 인정될 수 있을 것이다.
