Since the ｢Basic Youth Act｣ was enacted on August 5, 2020, various youth housing support policies for young people have emerged. However, at the government level, efforts to understand the housing situation of young people and to examine the changes in the housing awareness of young people from various angles were weak. The purpose of the study is to analyze the effect of university students' housing selection attributes on their perceived value and purchase behavior among young people (from 19 years of age to less than 39 years of age according to the ｢Framework Act on Youth｣). In order to achieve this research purpose, a survey was conducted on 267 university students in the Chungcheong and Honam regions for about a month from March 3, 2023. The 235 collected questionnaires were subjected to frequency analysis, confirmatory factor analysis, exploratory factor analysis, reliability test (Cronbach's α), Pearson's moment correlation analysis, and path analysis using SPSS V.18.0 and AMOS 18.0 programs. As a result of the analysis, first, among the youth's housing selection attribute factors, location factors, natural factors, social factors, and housing internal factors, excluding economic factors, had a positive effect on the perceived value of housing for young people. Second, among the factors attributable to housing selection by young people, except for economic factors and social factors, location factors, natural factors, and housing internal factors had a positive effect on future housing purchase behaviors of young people. Third, the perceived value of housing by young people had a positive effect on their future housing purchase behavior. In conclusion, the government's supply of youth housing should reflect the consumer's perspective of youth housing, which reflects these analysis results, not the supplier's point of view.

2020년 8월 5일 ｢청년기본법｣이 시행된 이후, 청년발전을 위한 청년 주거 지원정책들이 다양하게 나타나 고 있다. 그러나 정부적 차원에서 청년들의 주거 상황 파악과 청년층의 주거인식의 변화를 다각적으로 살펴보려는 노력은 미약했었다. 본 연구의 목적은 청년(｢청년기본법｣상 19세이상 39세 미만)중 대학생의 주택선택속성이 지각 된 가치 및 구매행동에 미치는 영향을 분석하는 것이다. 이러한 연구목적 달성을 위해 2023년 3월 3일부터 약 1 개월간 충청권과 호남권의 대학생 267명을 대상으로 설문한 후, SPSS V.18.0과 AMOS 18.0 프로그램을 이용하 여 빈도분석, 확인적 요인분석, 탐색적 요인분석, 신뢰도검증(Cronbach's α), Pearson의 적률상관분석, 그리고 경 로분석을 실시하였다. 분석 결과, 첫째, 청년들의 주택 선택속성요인 중 경제 요인을 제외한 입지요인, 자연 요인, 사회적 요인, 그리고 주택 내부요인 등은 청년들의 주택에 대한 지각된 가치에 긍정적 영향을 미쳤다. 둘째, 청년 들의 주택선택속성요인 중 경제 요인과 사회적 요인을 제외하고, 입지요인, 자연 요인, 그리고 주택 내부요인은 향 후 청년들의 주택 구매행동에 긍정적인 영향을 미쳤다. 셋째, 청년들의 주택에 대한 지각된 가치는 향후 주택 구 매행동에 긍정적 영향을 미쳤다. 결론적으로 정부의 청년주택의 공급은 공급자의 관점에서가 아니라 이러한 연구 결과를 반영한 청년주택의 소비자 관점이 반영되어야 할 것이다.
