The purpose of this study is to identify the job satisfaction of new licensed real estate agents due to recent changes in the real estate market environment Also, this paper tried to look for improvements by empirically analyzing factors that affect job satisfaction. To achieve the purpose of this study, theoretical considerations and prior studies were reviewed, and a survey was conducted on licensed real estate agents operating in the Seoul metropolitan area, Daejeon City, and Sejong City. Under the research hypothesis that factors such as transfer of the brokerage market, government involvement and supervision, reliability of the same industry, social perception, and career will affect job satisfaction of licensed real estate agents, we tried to examine how each factor actually affects job satisfaction of licensed real estate agents. As a result of the analysis, it was found that the brokerage market outlook, reliability of the same industry, and social perception had a significant positive (+) effect on job satisfaction. The duration of career had a significant negative (-) effect on job satisfaction. Accordingly, to provide reasonable services, it is necessary to improve the training education system to improve expertise and competitiveness after obtaining qualifications, prepare institutional conditions to respond to changes in the real estate market environment, and legalize organization of the Korea Real Estate Agents Association.

본 연구에서는 최근의 부동산 시장 환경 변화에 따라 변화된 개업공인중개사의 직무만 족수준을 파악하고, 직무만족도에 영향을 미치는 요인을 실증분석하여 개선점을 도출해보 고자 하였다. 본 연구의 목적을 달성하기 위해 이론적 고찰 및 선행연구를 검토하였으며, 수도권과 대전광역시, 세종시에서 공인중개사사무소를 운영하는 개업공인중개사를 대상으로 설문 조사를 실시하였다. 중개시장 전망, 정부의 관여·감독, 동종업계 신뢰성, 사회적 인식, 경 력 등과 같은 요인들이 개업공인중개사의 직무만족에 영향을 미칠 것이라는 연구가설 아 래 실제 각각의 요인들이 개업공인중개사의 직무만족에 어떠한 영향을 미치는지를 살펴 보고자 하였다. 분석결과 중개시장 전망과 동종업계 신뢰성, 사회적 인식은 직무만족에 유의미하게 정 (+)의 영향을 미치는 것으로 나타났고, 경력은 직무만족에 유의미한 부(-)의 영향을 미치 는 것으로 나타났다. 이에 따라 자격취득 이후 전문성과 경쟁력 향상을 위한 연수교육제 도 개선과 부동산시장 환경 변화에 대응할 수 있는 제도적 여건 마련, 한국공인중개사협 회의 법정 단체화 등을 통한 합리적인 서비스 제공을 위한 노력을 제시하였다.
