Metaverse is approaching as the third IT revolution following smartphones. The metaverse is not just a passing trend. A huge and rapid change is sweeping us over, not just a revolution, but a new civilization. Like the innovation of civilization brought about by spices in the Middle Ages in the past, the metaverse will become a new wave of change that will shake the world. The metaverse will lead us into a world we have never experienced before. The daily life that surrounds us, such as economy, industry, society, and culture, will be re-used in a new way, and now, not only conversations between people but also communication with digital humans such as AI will be done on a daily basis through the metaverse. By changing the concept of metaverse space, which is widely used mainly by the late teens to early 20s, who were born in the mid-1990s to early 2010s, known as the MZ generation, it will be recognized as a new platform centering on virtual real estate. will be. The concept of real estate will change as a new space in ‘Metaverse’, which is emerging as a favorite child in the digital transformation era, and furthermore, it is time to explore the establishment of a metaverse-based real estate platform such as Metapolis. The discussion on the metaverse real estate platform related to avatars operating on the metaverse platform and the virtual real estate being traded in the virtual world was examined from a theoretical point of view. Furthermore, as the era of the metaverse arrives, it is time to start legal and institutional discussions on virtual real estate so that the various possibilities of the metaverse can be fully expressed and developed into a safe and useful service. Considering that the global metaverse industry is in its infancy, it is necessary to comprehensively consider the global industrial content environment so as not to limit the growth opportunities of the domestic metaverse industry due to tight pre-regulation. This is an important time to discuss.

메타버스(Metaverse)는 스마트폰을 이은 세 번째 IT 혁명으로 다가오고 있다. 메타버스는 단순히 잠시 지나가는 트렌드가 아니다. 단순한 혁명이 아니라 새로운 문명으로 불러야 할 정도로 거대하고 빠른 변화가 우리를 휩쓸고 있다. 과거 중세시대 향신료가 가져온 문명의 혁신처럼 메타버스도 세상을 뒤흔들 새로운 변화의 물결이 될 것이다. 메타버스는 지금까지 우리가 겪어본 경험이 없는 세계로 우리를 인도할 것이다. 경제, 산업, 사회, 문화 등 우리를 둘러싼 일상생활이 새로운 방식으로 다시 쓰일 것이며, 이제는 단순히 사람들 간의 대화뿐만 아니라 AI와 같은 디지털 휴먼과의 소통도 메타버스를 통하여 일상적으로 이루어질 것이다. MZ세대로 일컬어지는 1990년대 중반에서 2010년대 초반에 출생한 현재 기준으로 10대 후반에서 20대 초반 세대를 중심으로 폭넓게 활용되고 있는 메타버스 공간 개념을 변화시켜 가상부동산을 중심으로 새로운 플랫폼으로 인식될 것이다. 디지털 전환시대의 총아로 떠오르고 있는 ‘메타버스’를 새로운 공간으로서 부동산의 개념에도 변화가 올 것이고, 나아가 메타폴리스와 같은 메타버스 기반의 부동산 플랫폼 구축을 모색할 때이다. 메타버스 플랫폼에서 활동하고 있는 아바타와 가상세계에서 거래되고 있는 가상부동산 관련 메타버스 부동산 플랫폼에 관한 논의를 시론적 관점에서 살펴보았다. 나아가 메타버스의 시대가 도래함에 따라 메타버스의 다양한 가능성이 충분히 발현되고 안전하고 유용한 서비스로 발전할 수 있도록 가상부동산에 관한 법·제도적 논의를 시작할 때이다. 전 세계적으로 메타버스 산업이 시작 단계에 있음을 고려해, 촘촘한 사전규제로 인해 국내 메타버스 산업의 성장 기회가 제한되지 않도록 글로벌 산업콘텐츠 환경을 종합적으로 고려하여 가상부동산을 규율할 수 있는 법·제도에 관한 논의가 중요한 시점이다.
