The purpose of this study is to present the direction of development of the real estate industry in the era of the Fourth Industrial Revolution. For the purpose of research, prop-tech companies that incorporate new technologies related to the Fourth Industrial Revolution were investigated and analyzed. This research material is based on 2020 and is limited to domestic prop-tech enterprises. As a result of the analysis, prop-tech companies account for 78% of Seoul, and about 51% of sales achieve less than 5 billion won. It was analyzed that 60 percent of companies run small and medium-sized companies with less than 50 employees. With regards to PropTech life expectancy, 86 companies are in business for less than 10 years and account for 64% of the sample used in this paper. As a result of the regression analysis, the real estate development, real estate financing, sharing economy services, real estate construction, big data, housing among the real estate industry fields used as independent variables were significantly analyzed. The above-mentioned research is expected to be used as basic data to present the development direction of the Korean real estate industry in response to the global real estate market caused by the Fourth Industrial Revolution.

본 연구의 목적은 4차 산업혁명 시대에서 부동산산업의 발전 방향에 대한 올바른 방향 을 제시하는 것이다. 연구목적을 위해서 4차 산업혁명과 관련한 신기술을 접목한 프롭테크 기업들을 조사, 분석하였다. 본 연구자료는 2020년 기준이며, 국내 프롭테크 기업으로 한정 하였다. 분석결과, 프롭테크 기업들이 서울에 78%가 입지하고 있고, 매출액은 약 51%가 50억 이 내의 매출을 달성하는 것으로 분석되었다. 그리고 60%의 기업들이 50인 이하의 영세한 중 소규모의 기업을 운영하고 있는 것으로 분석되었다. 프롭테크 기업수명은 10년 이내의 기 업이 86개로 전체의 64%를 차지하고 있는 것으로 분석되었다. 회귀분석 결과, 독립변수로 활용한 부동산 산업분야 중 부동산개발, 부동산금융, 공유경 제 서비스 분야, 부동산시공, 빅데이터 분야, 주거 분야 등에서 유의미하게 분석되었다. 이 상과 같은 연구는 4차 산업혁명으로 인한 글로벌 부동산시장에 대응하여 우리나라 부동산 산업의 발전 방향성을 제시하는데 기초적인 자료로서 활용이 가능할 것으로 기대한다.
