Blockchain technology is expected to be commercialized in various industries because it can bring about change and innovation in society and create many trading opportunities. In the real estate service field, there is a need to apply blockchain to real estate transactions. Against this background, we created a real estate transaction model system using Hyperledger Fabric blockchain technology, analyzed the effects that would appear in real estate sales and rental transactions, and demonstrated the applicability. As a result of applying the blockchain-based real estate transaction model system to real estate transactions, first, there are no defaults in real estate transactions, and there is a transaction security by distributing and storing records in a distributed ledger. Second, it is possible to reduce economic and social costs both personally and nationally and economically by chaining transactions with chaincodes by bundling each related participant into one channel. Third, privacy and privacy are guaranteed and transactions are transparent, so there is transparency and security. Fourth, the real-time real estate transaction integration service of one-stop in parallel enables rapid and efficient. The model system has many advantages over the current real estate transaction system, so it is necessary to apply it to real estate transactions.

블록체인기술은 사회에 변화와 혁신을 일으키고 있으며 각종 산업에서 상용화가 예상된다. 부동산서비스 분야에서도 부동산거래에 블록체인을 적용할 필요성이 있다. 이런 배경에서 하이퍼레저 패브릭 블록체인기술을 이용한 부동산거래 모델시스템을 만들고 부동산 매매와 임대차 거래에서 나타날 효과를 분석하고 적용가능성을 실증연구하였다. 블록체인 기반의 부동산거래 모델시스템을 부동산거래에 적용한 결과 , 첫째, 부동산거래의 채무불이행이 없고 분산원장에 기록을 분산하여 저장함으로써 거래의 안전성이 있다. 둘째, 각 관련 참여기관들을 하나의 채널로 묶어서 체인코드로 거래를 병렬처리 함으로써 개인적으로나 국가적으로 경제적비용과 사회적비용을 줄일 수 있고 경제성이 있다. 셋째, 개인정보보호와 프라이버시가 보장되고 거래가 투명하여 투명·보안성이 있다. 넷째, one-stop의 부동산거래통합서비스를 병렬 동시진행으로 함으로써 신속·효율성이 있다. 모델시스템은 현행 부동산 거래제도 보다 많은 장점이 있어 부동산거래에 적용할 필요성이 있다고 본다.
