The purpose of this study was to analyze the process structure of life histories. The data about the career life histories of middle-aged women were collected using the qualitative research method to identify which level of vocational expertise is being developed and what core competencies are needed. The steady supply of certified real estate agents, which increases every year in limited markets, causes intense competition. However, although middle-aged women in this professional field are highly qualified, their utilization as a profession is low. Specifically, it is difficult for these women to develop professionalism as a real-time firefighter, because they perform individually without the systematic education for acquiring qualifications. For that reason, after acquiring a certificate and becoming licensed professionals, these women face difficulties in their professional careers and, even after opening the business, the management of such businesses is complicated. Therefore, by examining the performance of middle-aged females as real estate agents, we can identify the core competencies of real estate agents and, consequently, see how the process of developing expertise as a certified real estate broker is accomplished. The results of this study provide meaningful insights for the systematic career development of female real estate agents.

본 연구는 중년여성 공인중개사의 직업 생애사 연구방법을 통해서 자료를 수집하여 생 애이력의 과정적 구조를 분석하고, 그들의 직업전문성은 어떤 단계로 발달되고 있으며, 필 요한 핵심역량이 무엇인지를 규명하는 것이다. 한정된 시장에서 매년 증가하는 공인중개사 의 공급은 치열한 경쟁을 유발할 수밖에 없다. 그럼에도 불구하고 중년여성들이 힘들게 학 습하여 자격을 취득하였지만 직업으로 삼고 있는 활용도가 낮다. 이는 공인중개사 자격을 취득하는 과정과 그 이후 전문성 향상을 위한 체계적인 교육 없이 개별적으로 진행됨에 따라, 그들이 공인중개사로서 전문성을 발달시켜 나가는데 어려움을 겪고 있다. 그런 이유 로 공인중개사 자격증을 취득한 이후에 그 자격증을 제대로 활용하지 못하고, 개업을 한 이후에도 경영에 어려움을 호소하는 경우가 많다. 그러므로 공인중개사가 하는 역할을 그 들의 경험을 통해 살펴봄으로서, 공인중개사의 핵심역량이 무엇인지 규명하고, 공인중개사 로서의 전문성을 발달시켜가는 과정이 어떻게 이루어지는지를 살펴보는 것은 공인중개사 경력개발을 체계적으로 할 수 있도록 경로를 열어준다.
