This study presented improvement measures to enhance the housing satisfaction of Aboriginal residents by analyzing the residential satisfaction. Analysis results. First, the factors that contribute to the satisfaction of the internal environment of a house are significant. ① Structural factors such as bedroom, bathroom, etc, ② Factors of veranda and storage space, ③ Lighting and ventilation factors, ④ In terms of building appearance and design factors have shown significant results. Second, the factors that contribute to the satisfaction of the public housing facilities are significant. ① Factors of entry and exit facilities, such as parking lots, and public facilities such as rest rooms, ② Factors of public facilities such as lounge, ③ Factors of mining, ventilation, and unit welfare facilities have shown significant results. Third, the significance of each factor of the external environmental satisfaction factor will have a significant effect on the housing satisfaction level. ① Accessibility factors, such as living amenities, ② Educational environment and accessibility factors, ③ Comfort and cleanliness factors, ④ In terms of crime and security factors have shown significant results. Fourth, the significance of each factor for the significant effects of the maintenance satisfaction factor on housing satisfaction is. ① Factors of cleaning condition, such as buildings, ② Maintenance and public space factors, ③ Specialty factors, such as management methods, ④ From safety management factors, such as firefighting facilities have shown significant results. The business entity shall analyze the results of the above analysis of the housing reconstruction project Propose that it should be reflected in the design.

본 연구는 주택재건축사업의 원주민 입주자 주거만족도에 대해 설문을 통한 실증분석 으로 원주민 입주자의 주거만족도 제고를 위한 개선방안을 제시하였다. 분석 결과 첫째, 주택 내부환경 만족도 요인은 주거만족도에 유의한 영향을 미칠 것에 대한 요인별 유의도는 ① 침실, 화장실 등 구조 요인, ② 베란다 및 수납공간 요인, ③ 채광 및 통풍 요인, ④ 건물 외관 및 디자인 요인에서 유의미한 결과를 보였다. 둘째, 주택 공용 시설 만족도 요인은 주거만족도에 유의한 영향을 미칠 것에 대한 요인별 유의도는 ⓵ 주차 장 등 진출입 시설 및 휴게실 등 공용시설 요인, ⓶ 휴게실 등 공용시설 요인, ⓷ 채광 및 통풍, 부대 복리시설 요인에서 유의미한 결과를 보였다. 셋째, 외부환경 만족도 요인은 주 거만족도에 유의한 영향을 미칠 것에 대한 요인별 유의도는 ⓵ 생활 편의시설 등 접근성 요인, ⓶ 교육환경 및 접근성 요인, ⓷ 쾌적성 및 청결도 요인, ⓸ 방범 및 치안 요인에서 유의미한 결과를 보였다. 넷째, 유지보수 만족도 요인은 주거만족도에 유의한 영향을 미칠 것에 대한 요인별 유의도는 ⓵ 건물 등 청소상태 요인, ⓶ 유지관리 및 공용공간 요인, ⓷ 관리방법 등 전문성 요인, ⓸ 소방시설 등 안전관리 요인에서 유의미한 결과를 보였다. 사 업주체는 주택재건축 사업 시 이상의 분석결과를 설계에 반영할 것을 제언한다.
