This study is meaningful to calculate the specific factors of the image of a multiplex housing that were not covered in the previous research such as the importance of the upper level by factors and the importance of factors for the direct sub – level through the AHP analysis technique and to derive the priority of the general weights of the lower level factors. The analyzed results of relative importance and priorities of multiplex housing images are as follows. First, the relative importance of the upper level was analyzed to be slightly higher than that of negative image. Second, the relative importance of the positive images by the upper level to the direct sub - level was analyzed in the order of position, privacy protection, convenience and price of public transportation, living stability, inexpensive management fee, and warm neighbors. Third, the relative importance of the negative image of the upper level to the direct sub-level was analyzed in the order of difficulty of maintenance and management, vulnerability of crime prevention and security , lack of infrastructure (public facilities, medical care, educational and cultural facilities, etc.), low investment value, poor residential area for low-income bracket, parking inconvenience, faulty construction including materials, and cashability. Lastly, when examining the priority of general weights of the lower level factors, the analyzed results are as follows. The first ranks the inconvenience of parking, the second ranks the difficulty to maintain and manage, the third ranks residential area for low-income bracket, the fourth ranks the lack of infrastructure (public facilities, medical care, educational and cultural facilities, etc.) and 5th ranks the low value of investment. The analysis shows that the gap between positive and negative image is reduced and the change to positive image is noticeable, but it can be confirmed that the priority order of the lower level factors is negative image from the first rank to the fifth rank.

본 연구는 선행연구에서 다루지 못한 다세대주택 이미지의 구체적인 요인들을 AHP분석기법을 통해 상위계층 요인별 중요도와 직계 하위계층 요인의 중요도를 산출하고 하위계층요인들의 종합가중치의 우선순위를 도출하는데 의의가 있다. 다세대주택 이미지의 상대적 중요도와 우선순위 분석결과는 다음과 같다. 첫째, 상위계층별 상대적 중요도는 부정적 이미지가 긍정적 이미지보다 약간 높게 분석되었다. 둘째, 상위계층의 긍정적 이미지의 직계 하위계층에 대한 상대적 중요도는 위치, 사생활보호, 대중교통 무난, 가격, 생활안정, 관리비 저렴, 서민적(정겨움)순으로 분석되었다. 셋째, 상위계층의 부정적 이미지의 직계 하위계층에 대한 상대적 중요도는 유지·보수·관리의 어려움, 방범·보안 취약, 인프라부족(공공편의시설·의료·교육문화시설 등), 투자가치 낮음, 저소득층 주거지, 주차취약, 자재 등 시공부실, 환금성순으로 분석되었다. 마지막으로 하위계층 요인의 종합가중치의 우선순위를 살펴보면 1순위가 주차취약, 2순위 유지·보수·관리의 어려움, 3순위 저소득층 주거지, 4순위 인프라부족(공공편의시설·의료·교육분석결과를 보면 긍정적 이미지와 부정적 이미지의 격차는 줄어들었고 긍정적 이미지로의 변화가 눈에 띄지만 여전히 하위계층 세부요인들의 우선순위는 1순위에서 5순위까지 부정적 이미지였다는 것을 확인할 수 있었다.
