The purpose of this study is to suggest meaningful implications for stakeholders related to the one-room type gosiwon to recognize the importance of the function and role of one-room type gosiwon In order to achieve the purpose of the study to conduct the empirical analysis, 329 valid samples were selected from the questionnaires of 20 ～ 30 male and female adults living in the gosiwon in Seoul. Through analysis of structural equation, we analyzed the main variables affecting the residential satisfaction and residence intention of the residents of gosiwon and the following significant results were derived. First, it was find that the first influencing factor is the management characteristic for the housing satisfaction. Second, it was find that the second influencing factor is the facility characteristic for the housing satisfaction. Finally, it was find that the location characteristic for the housing satisfaction. This study have an academic implication for new research in real estate studies about gosiwon and suggest meaningful implications for stakeholders of one- room type gosiwon.

본 연구는 1인 가구 증가에 따른 원룸형 고시원의 기능과 역할의 중요성을 인식하고 원 룸형 고시원과 관련한 이해관계자들에게 의미있는 시사점을 제시하는데 목적이 있다. 연 구목적을 달성하기 위한 실증분석을 진행하고자 서울시 원룸형 고시원에 거주하는 20~30 대 남녀 성인을 대상으로 설문조사를 진행하여 유효표본 329부를 최종 선정하였다. 그리고 구조방정식 분석을 통해 고시원 거주자들의 주거만족도 및 계속 거주의향에 영향을 미치 는 주요 변수를 분석하였으며, 다음과 같은 유의미한 결과를 도출하였다. 첫째, 원룸형 고시원 거주자의 주거만족도에 가장 큰 영향을 미치는 변수는 관리운영 특 성으로 나타났다. 둘째, 원룸형 고시원 거주자의 주거만족도에 시설특성도 중요한 영향을 미치는 것으로 나타났다. 셋째, 원룸형 고시원 거주자의 주거만족도에 입지특성이 영향을 미치는 것으로 나타났다. 넷째, 원룸형 고시원 거주자의 주거만족도에 경제적특성이 미치 는 영향력은 낮은 것으로 나타났다. 이상의 연구결과를 통해 원룸형 고시원 거주자의 거주특성에 대한 의미있는 결과를 확 인할 수 있었으며, 원룸형 고시원의 이해관계자를 위한 의미있는 시사점을 제시하였다.
