The purpose of this study is to find ways to revitalize the urban regeneration throughout resident`s participation, and also to present implications for successful pursue of Urban Regeneration New Deal later on. Seongsu-dong and four other areas in Seoul were selected as neighborhood renewable demonstration area projects in the public offering project promoted by Seoul City and 25 autonomous regions. Seoul Metroplitan Government made a goal to devlope the region by reviving the economy and improving the residential environment in the underdeveloped and declining areas of Seoul. As a result, in order to effectively promote the low-rise residential urban regeneration project, which is a general type of neighborhood regeneration, it is necessary to resolve the regional conflicts based on strengthening the capacity of local residents throughout urban regeneration, and also to lead resedent`s participation by strengthening partnership between resident and professional. In addition, if the urban regeneration project can not find projects considering the local situation and characteristics by examining various aspects such as business discovery, execution, and operation management, similar projects can be invested in duplicate and waste administrative power as well as budget. Therefore, In the future, it is expected that the urban regeneration project of the low-rise residential area will play a role as a reference to the activation direction that should be directed from planning to business contents.

본 연구의 목적은 서울형 근린재생일반형인 성수동외 4개 지역의 도시재생 시범지역의 운영 사례를 중심으로 주민참여 및 주민주도 중심의 도시재생이 지속될 수 있는 활성화 방안을 모색하고, 현 시점에서 앞으로 사업이 성공적으로 마무리되기 위해 나아가야 할 방 향을 설정하는데 참고역할을 할 것으로 사료된다. 서울시 성수동외 4개 지역은 서울시와 25개 자치구에서 추진한 공모사업에서 근린재생 형 시범 지역사업에 선정되었다. 서울시 차원에서는 서울의 낙후되고 쇠퇴한 지역의 경제 부활 및 주거환경 개선 등으로 지역을 발전시키는 목표를 세웠다. 결과적으로 서울형 근린 재생일반형인 저층주거지 도시재생사업이 효과적으로 추진되기 위해서는 도시재생을 통 해 지역주민의 역량강화를 바탕으로 지역의 갈등을 해소하고, 공공, 주민, 전문가 간의 파 트너쉽을 강화하여 주민협의체 역량 및 활발한 주민참여를 이끌어 내는 것이 필요하다. 또한, 도시재생사업은 사업발굴, 집행, 운영 관리 등 다양한 측면을 검토하여 지역현황 및 특성을 고려한 사업을 발굴하지 못하면 유사한 사업이 중복 투자되고 예산뿐만 아니라 행정력 낭비를 초래할 수 있다. 따라서 서울형 근린재생일반형인 저층주거지의 도시재생 시범지역을 운영사례로 사업 의 특성을 분석하여 앞으로 저층주거지의 도시재생사업이 계획수립에서 사업내용까지 지 향해야할 활성화방향에 대해 참고역할을 할 것으로 사료된다.
