Welfare housing for the elderly, when it is built, should be created with a stability and a convenience as well as senior's psychological characters beyond the concept of simple houses. Welfare housing for the elderly requires long-term and well organized policy of supply and demand considering various desire and demand. Welfare housing for the elderly is supplied very less and restricted because of high parcel price that is caused by land price increase and institutional problem. Based on these circumstances, the necessity of government's supporting policy and the improvement of Welfare of the Aged Act in order to activate welfare housing for the elderly are examined. Also, the supply of small or medium scaled welfare housing for the elderly to expand the supply of welfare housing for the elderly is suggested.

노인복지주택은 단순한 주택의 개념을 넘어서 노인의 신체적ᐧ심리적 특성은 물론이고 안정성과 편의성이 함께 잘 갖추어진 공간으로 건축되어야 한다. 노인복지주택은 노인의 다양한 욕구와 수요를 감안하여 장기적이고 체계적인 수요공급정책이 필요하다. 현재까지 노인복지주택의 공급은 매우 적은 편이다. 이는 법・제도적 문제와 도시지역과 도시인근지역의 토지가격 상승으로 인한 높은 분양가 때문에 공급이 제한적으로 이루어질 수밖에 없었다. 이에 본 논문에서는 노인복지주택의 활성화를 위한 방안으로 노인복지법의 개선과 정부의 지원정책의 필요성에 대해 언급하였으며, 노인복지주택의 공급을 확대하기 위한 방법으로 중소규모 노인복지주택 공급방안을 제시하였다.
