The present research deals with issues of unsold housing in the aged society, through the analysis of the recent housing demands, presenting perspectives on housing supply policies in the public sector to local public service by considering the characteristics of housing demand by consumers that prefer housings in local areas. The research results are as follows. Firstly, in Cheoin-gu, where the housing demand characteristics of aging society are evident, housing supply should focus on small-size housing to fit the demands of aged household with small number of household members. In the implementation of housing plans, the cooperation between the private sector and the public sector must be taken into consideration. Secondly, even though the housing support environment is extremely critical in areas with increasing aged populations, Cheoin-gu has suffered from serious unsold housing issues due to the lack of public as well as medical facilities. It is required to provide stable housing environment by improving the supply and accessibility to these facilities. Thirdly, since the aged population will continually grow to a greater scale, housing supply plans should consider the economic condition of the aged and convenient medical facilities should be made easily accessible by the aged population. In this sense, housing support environment for the aged populations should be improved by providing customized local public services.

본 연구는 고령사회에 진입한 용인시의 주거수요특성을 고려해 지역주거수요를 분석함으로써 미분양문제를 감소시키고 주거수요자의 주거수요특성에 대응한 지역공공서비스제공이 가능하도록 공공부문의 지원방향을 제시하고자 한다. 본 연구의 결과, 첫째, 고령사회의 주거수요특성이 강하게 나타나는 처인구에 대해서는 주택공급 시 가구원수가 적은 고령가구의 수요특성에 맞는 소형면적의 주택공급계획이 필요하며, 민간부문과 공공부문의 협력을 통한 주택계획이 필요하다는 것을 확인할 수 있었다. 둘째, 고령인구가 급증하는 지역에서 주거지원환경은 무엇보다 중요한 요소이나 노인을 위한 공공시설 및 의료시설 등의 공급부족과 접근성의 어려움으로 인해 미분양문제가 심각했던 처인구 지역의 경우 고령자지원시설의 공급과 접근성을 개선하여 안정된 주거환경을 지원할 필요가 있다. 셋째, 향후 고령인구의 수는 더욱 증가할 것으로 예측되므로 고령자의 경제적 여건을 고려한 적정 구입 가능 주택의 공급이 필요하며 의료·편의시설 등에 고령인구가 쉽게 접근할 수 있도록 공공부문과의 협력을 통한 맞춤형 지역 공공서비스계획을 수립해 고령인구에 대한 주거지원환경을 향상시킬 필요가 있다.
