Smart Home is one of the hot topics in the industrial revolution 4.0 in Vietnam, about which many Vietnamese are concerning nowadays. The objective of this research is to find out the factors influencing the intention to use Smart Home devices in Vietnam. The technology adoption models have been applied to develop the conceptual model. The model was designed of eight factors that affect usage Intention includes: Habits, Perceived usefulness, Perceived ease of use, Trust, Innovativeness Personal, Perceived value, Hedonic motivations and Social influences. Data were collected from 304 Vietnamese by sending questionnaire via online forms and direct contact with the potential smart home users. Data were analyzed with SEM model to test the hypotheses after scale validation and confirm factor analysis. The results show that three main factors mainly affect intention to use smart home appliances in Vietnam. From this result, we have proposed governance implications based on the key factors. In particular, these recommendations emphasize that Smart Home device vendors need improvement products and marketing approaches to reach the customers.
