This study analyzed the influence factors of residential resettlement focused on cooperative member by age group in newtown redevelopment project. through the literature review and previous studies, the influence factors of residential resettlement of cooperative member were classified into personal characteristics, residential environment characteristics, business characteristics, policy characteristics. It empirically analyzed influence factors of residential resettlement utilizing PLS(Partial Least Squares) regression analysis. The result of analysis found out that 30-40s cooperative members has emerged in order of important influence factors of residential resettlement which the share of expense, the price of right, additional the share of expense utilizing low interest loan, diversification of housing size construction, commuting distance. It found out that 50s cooperative members has emerged in order of important influence factors of residential resettlement which floor area ratio incentive, education environment, the price of right, commuting distance, the residential area. It found out that more 60s cooperative members has emerged in order of important influence factors of residential resettlement which the price of right, commuting distance, healthcare and welfare facilities, neighborship, the share of expense. Based on the result of analysis, policy implications are as follows. It is necessary to establish plans that reduce economical burden, through financial support of long-term and low interest rates. it must to design complex considering convenience of residential and living environment by age group. urban regeneration policies should be established to maintain the existing community of residents in the project area and raise awareness of the settlement in the area.

본 연구는 뉴타운사업의 조합원을 대상으로 연령을 구분하여 주거재정착 영향요인을 분석하였다. 이에 관련 문헌 및 선행연구 고찰을 통하여 인적특성, 주거환경특성, 사업특성, 정책특성으로 구분하고, PLS 회귀분석을 활용하여 실증 분석하였다. 분석결과, 뉴타운사업의 30-40대 조합원은 주거재정착 중요요인으로 조합원 분담금, 권리가액, 추가 분담금 저금리대출, 분양공급평형의 다양화, 직장통근거리 순으로 나타났다. 50대 조합원은 주거재정착 중요요인으로 용적률 인센티브, 교육환경, 권리가액, 직장통근거리, 거주 지역 순으로 나타났다. 60대 조합원은 주거재정착 중요요인으로 권리가액, 의료복지시설, 이웃과의 관계, 조합원 분담금 순으로 나타났다. 분석결과를 바탕으로 뉴타운사업에서 조합원의 주거재정착 관련 정책적 시사점은 다음과 같다. 첫째, 조합원의 경제적 부담을 경감시켜줄 수 있는 세제지원, 장기 및 저금리의 금융지원방안을 수립해야 한다. 둘째, 각 연령층의 주거 및 생활환경의 편리성을 고려하여 단지설계가 이루어져야 한다. 셋째, 사업지역 내 거주민의 기존 커뮤니티를 유지하고, 해당 지역에 대한 정주의식을 제고시킬 수 있도록 도시재생정책을 수립해야 한다.
