The result of this study may be summarized as follows. First, as a result of analyzing the order of priority in investment preference property in all small and medium building investors, among the investment preference factors, the investment behavior factor was more significant than the real estate property factor. Second, as a result of analyzing the detail property, the profitability of real estate property under the investment by small and medium building investors was prioritized. Third, the locational property and facility property of real estate, or a small and medium building property factor defined in this study, were shown to be relatively important in investment preference. Fourth, under the investment preference property in each property of small and medium building investor, the investment-oriented investor prioritizes profitability, the safety-oriented investor prioritizes risk, and the asset-maintaining investor prioritizes risk. In conclusion, there is a difference between general property such as academic achievement, background, and monthly income of small and medium building real estate investor and real estate property factor preferred under the real estate investment property of investment type, and there is also a difference of extracted order of priority under the property of small and medium building investor.

본 연구의 결과를 요약하면 다음과 같다. 첫째, 중소형빌딩투자자를 투자행동요인과 부동산 특성요인 두 가지로 나누어, 중소형빌딩투자자 특성별 투자선호특성의 우선순위를 분석한 결과 투자선호특성 중 투자행동요인이 부동산특성요인보다 중요한 것으로 나타났다. 둘째, 수익성, 안전성, 위험성, 규제완화, 입지특성, 시설특성 등 여섯 가지 세부 속성수준을 분석한 결과 전체 중소형빌딩투자자의 경우에 투자에 따른 부동산 자산의 수익성을 가장 우선 적으로 고려하고 있는 것을 나타났다. 셋째, 본 연구에서 정의한 중소형빌딩특성요인인 부동산 자산의 입지특성 및 시설특성은 투자 선호에 있어 상대적으로 중요한 것으로 나타났다. 넷째, 중소형빌딩투자자 특성별 투자선호특성에 따라 투자지향적 투자자는 수익성을, 안전추구형의 경우에 위험성을, 자산유지형의 경우에는 위험성을 우선순위로 고려하고 있는 것으로 나타났다. 이상의 결과를 종합하여 볼 때 중소형빌딩부동산 투자자의 학력, 연령, 월평균 소득과 같은 일반적인 특성과 선호하는 투자형태의 부동산 투자 특성에 따라 선호하는 부동산 특성요인에 상이한 차이를 보이고 있는 것으로 나타났으며, 도출된 우선순위 또한 중소형빌딩투자자의 특성에 따라 차이를 보이고 있는 것을 확인할 수 있다.
