Real estate development businesses are highly interested in crowd-funding P2P lending and real estate in difficult situations, such as securing investment resources compared to other industries when trying to run a small-scale development projects. In this study Against this backdrop, the investment fund of the real estate development project examined the effects of the application of crowd-funding. Effects of the application of real estate development projects using crowd-funding will facilitate its ability to raise funds, improve transparency of business due to public participation and effectiveness of risk diversification, reduce the investment cost-effective, small-scale real estate development market growth, May be mentioned. Real Estate crowd-funding is likely to emerge as the younger generation of 30-40s investors because of the reluctance on the glass, and online payment access to the Internet than any other generation. This generation will have to increase the interest in the leisure and hotel sector and small rental properties in real estate crowd-funding early stage led growth.

부동산 개발사업자들이 소규모 개발사업을 실행하려 할 때 다른 산업에 비해 투자재원 확보 등이 어려운 상황에서 크라우드 펀딩과 부동산 P2P대출에 대한 관심이 높다. 이러한 배경에서 본 연구에서는 부동산개발사업의 투자 재원으로 크라우드 펀딩의 적용에 따른 효과를 살펴보았다. 크라우드 펀딩을 이용한 부동산개발사업의적용에 따른 효과는 용이하게 자금을 조달할 수 있다는 점, 대중 참여에 의한 사업의 투명성 제고와 위험 분산의 효과, 투자비용의 절감 효과, 소규모 부동산개발 시장의 성장 등을 들 수 있다. 부동산 크라우드 펀딩은 30-40세대의 젊은 세대가 다른 세대에 비해 인터넷에 대한 접근이 유리하고 온라인결제에 대한 거부감이 적기 때문에 투자자로 등장할 가능성이 높다. 이 세대들은 부동산 크라우드 펀딩 초기단계에 레저ㆍ숙박 분야와 소형 임대주택에 관심이 높아 성장세를 주도할 것이다.
