The objective of this research is to develop a model of the goodwill of coffee store by using franchised coffee store leases in Seoul. The article deals with the impact coffee stores’ the performances, retail rents at the market level, local economic base on the coffee store's goodwill. Our results show that the important goodwill determinants are retail rents and store sales as follows, First, there is a high positive correlation between the goodwill and the performances, the monthly rents and the deposit money are shown to be statistically significant variables in estimating the goodwill per 3.3㎡. It means that the retail rent is empirically important an independent variable in determining the goodwill and as the major costs in the process of starting the business. Second, the deposit money per 3.3㎡ and number of number of Starbucks stores in the retail trade areas are important in determining the goodwill. Third, the size of the shop has the impacts on the goodwill per 3.3㎡ positively. In summary, this paper adopts the research hypothesis that location and property of the characteristics, which is located in the coffee stores have the impacts on the goodwill.

이 연구는 서울시의 주요상권에 위치한 프랜차이즈 커피전문점의 상가임대사례를 이용하여 상가권리금의 모형을 구축하는 것이 목적이다. 이 논문은 커피전문점의 상가의 성과, 상권수준에서의 상가임대료, 지역경제가 상가권리금에 미치는 효과를 다루었다. 상가임대료 및 상가의 매출이 상가권리금의 중요한 결정요인이라는 것을 우리의 연구에서 다음과 같이 보였다. 첫째, 프랜차이즈 커피전문점의 상가권리금과 매출액사이에는 높은 정(+)의 상관관계가 있으며 3.3㎡당 상가매출액 및 상가월세, 상가보증금은 3.3㎡당 상가권리금을 추정할 때 통계적으로 유의한 영향력 있는 독립변수로 나타났다. 상가임대료는 커피전문점의 상가권리금을 결정할 때와 사업 창업의 과정에서 중요한 비용이라는 것을 의미한다. 둘째, 상가보증금과 상권내의 스타벅스 커피점의 수는 상가권리금의 결정에서 중요하다. 셋째, 상가면적은 상가권리금에 정(+)의 효과를 주는 것으로 나타났다. 요약하면, 커피전문점이 입지 및 상점의 특징이 상가권리금에 영향을 준다는 연구가설을 채택한다.
