- The main purpose of the paper is to investigate the question of what are the main determinants of the external migration rate of housing development projects. To address the question, an empirical analysis has been attempted using the data for all large housing sites completed after 2005 in GyeongGi Region. It turns out that the statistically important factors affecting the external migration rate are the size of housing projects, the type of housing projects, distance from Seoul, the promoter of projects and the size of net in-migration. The paper has contributed in providing the useful information of the characteristics of the external migration rate.
