This study investigates the determinants of commercial land prices in the central commercial district of West New Town, Jeonju. Using transaction data from 2008 to 2024, multiple regression analysis was conducted to examine the effects of accessibility and physical-locational characteristics on commercial land prices. The results show that the distance to the nearest public parking lot, the distance to the Jeonbuk Provincial Government Complex, the elapsed years since development, corner-lot location, and frontage on a secondary road significantly affect commercial land prices. The findings suggest that securing adequate public parking facilities and strategically locating public institutions are important for enhancing the competitiveness and sustainable development of new urban commercial districts.

본 연구는 전주시 서부신시가지 중심상업지역을 대상으로 상업용 토지가격의 결정요인을 분석하고, 이를 바탕으로 토지 투자 및 도시개발 정책에 대한 시사점을 도출하는 것을 목적으로 한다. 이를 위해 2008년부터 2024년까지 16년간의 실거래 토지가격 자료를 활용하였으며, 접근성 요인과 물리·입지적 특성이 상업용 토지가격에 미치는 영향을 다중 회귀분석을 통해 분석하였다. 분석 결과 공영주차장과의 최단 거리와 도청과의 거리, 경과년수, 코너 여부, 이면도로 접면 여부가 유의한 요인으로 확인되었다. 따라서 향후 신도심 상업지역을 계획 시에는 공공기관의 이전 및 유치와 함께 충분한 공영주차장 부지를 확보하는 것이 상업지역의 경쟁력과 지속 가능한 발전을 위한 중요한 정책 과제임을 시사한다.
