This study examines diverse development patterns of Youth Housing sites in Seoul developed under uniform planning standards. Although Youth Housing projects were largely driven by significant Floor Area Ratio (FAR) increases (averaging 328% across 137 sites), this uniform approach may overlook varying urban contexts and lead to inefficiencies. To address this issue, the study conducts a cluster analysis using three key variables: FAR increase, the proportion of adjacent low-rise residential areas (within a 150 m radius), and adjacent road width. The results identify distinct typologies with significant differences in locational and physical characteristics. Some types show high FAR increases within low-rise residential areas, indicating potential integration challenges, while others display relatively low density increases in high-potential urban centers, suggesting missed development opportunities. These findings demonstrate that uniform standards produce divergent outcomes depending on urban context. The study therefore proposes flexible, context-sensitive density management guidelines for Youth Housing to support more harmonious and sustainable urban development.
