This study aims to identify determinants of auction sale price and sale price ratio for non-apartment properties within Seoul’s Rapid Integrated Redevelopment candidate areas. Using 165 auction cases from 2020 –2024, multiple regression analysis was conducted with 27 explanatory variables. Results show that sale price is significantly affected by gap investment per m², jeonse price per m², bid round, floor level, and building-code violations, while sale price ratio is influenced by gap investment per m², bid round, number of bidders, and transit-node (station-area) characteristics. These findings suggest that market and rights-related factors outweigh physical and locational factors, providing baseline evidence for auction-market analysis and decision-making.

본 연구는 서울시 신속통합재개발 후보지 내 비아파트 경매에서 매각가격과 매각가율의 결정요인을 규명 하는 데 목적이 있다. 2020~2024년 후보지 내 경매사례 165건을 대상으로 27개 영향요인을 설정하고 다중회귀분 석을 실시하였다. 분석 결과, 매각가격에는 ㎡당 갭투자금액·㎡당 전세가·낙찰차수·층수·위반건축물 여부가 유의하 게 영향을 미쳤고, 매각가율에는 ㎡당 갭투자금액·낙찰차수·응찰자 수·역세권 결절점 특성이 유의하게 작용하였다. 이는 재개발 기대수익과 권리인수 위험 등 시장·권리요인이 물리·입지요인보다 낙찰성과에 더 큰 영향을 미침을 시사하며, 경매시장 분석 및 의사결정 지원을 위한 기초자료로 활용될 수 있음을 제언한다.

INCA was registered as an incorporated association under the Ministry of Information and Communications. The main purpose of the organization is to improve our society by achieving the highest capability possible in next generation convergence technology.
