- This study started with the recognition of applying a more sophisticated measurement method for housing satisfaction. By suggesting ways to improve service quality by analyzing the importance and priorities of tenant satisfaction factors by integrating individual factors that affect tenant satisfaction, it is intended to help to efficiently operate apartment management services, secure competitiveness, and provide differentiated services. The subjects of this study were 204 tenants living in apartment houses in Seoul and the metropolitan area, and a questionnaire applying Satty's 9-point scale was conducted. Data analysis was organized using Excel, and the priorities were examined using Expert Choice and SAS programs for importance. As a result of AHP analysis, maintenance was 33.0%, operation management (22.99%), living environment management (22.52%), and tenant management (21.49%) as priorities. This study is a study that investigates the satisfaction of residents with the management service provided by the management entity of apartment houses, and it was found that the importance recognized by residents is determined by the degree of satisfaction according to the operating principle of the ‘market’ formed by the management entity and the tenant at the location of the supplier and the consumer.

- 본 연구는 주거만족에 대한 보다 정교한 측정 방법을 적용하자는 인식에서 시작되었다. 입주민 만족도에 영향을 주는 개별 요소들을 통합적으로 구성하여 입주민 만족도 요인의 중요도와 우선순위를 분석함으로써 서비 스 품질을 개선할 수 있는 방안을 제시하여 공동주택 관리서비스의 효율적인 운영, 경쟁력 확보, 차별화된 서비스 제공에 도움을 주고자 한다. 본 연구 대상은 서울. 수도권지역의 공동주택에 거주하는 입주자 204명이며 Satty의 9점 척도를 적용한 설문을 실시하였다. 자료 분석은 엑셀을 사용하여 자료를 정리하고, 중요도는 Expert Choice 및 SAS 프로그램을 이용하여 우선순위를 살펴보았다. AHP분석 결과, 우선순위로는 유지관리가 33.0%, 운영관리 (22.99%), 생활환경관리(22.52%), 입주자관리(21.49%)의 순으로 나타났다. 본 연구는 공동주택의 관리주체가 제공 하는 관리서비스를 입주민이 느끼는 만족도를 조사한 연구로 입주민이 인식하는 중요도는 관리주체가 공급자, 입 주민이 수요자의 위치에서 형성되는 ‘시장(market)’의 작동 원리에 따른 만족도로 결정되는 것으로 나타났다.

INCA was registered as an incorporated association under the Ministry of Information and Communications. The main purpose of the organization is to improve our society by achieving the highest capability possible in next generation convergence technology.
