A study analyzes the mediating effect of regional dissolution in the relationship between regional members' perception of gentrification and fear of crime, focusing on the gentrification area, a negative phenomenon that rapidly changes the area every 5 to 6 years. To this end, a quantitative study was conducted with 491 local members operating residential or commercial facilities in three regions where gentrification occurred. As a result of analysis, first, it was analyzed that the higher the negative perception of gentrification, the higher the level of impact on crime fear. Second, regional dissolution was found to mediate between gentrification and fear of crime. Third, the more negative the perception of regional disintegration, the higher the fear of crime. Fourth, the more recent generation of gentrification, the higher the negative perception and influence of each variable. These results indicate that, apart from the decrease in crime rate, the decay factor of local community among actual members has a direct effect on the crime fear of local members. Based on the results of this study, it is expected that it will be helpful to the government's efforts to understand the relationship between the perception of gentrification local members and the fear of crime and to resolve the phenomenon.

이 연구는 5~6년 주기로 급속하게 지역을 변화시키는 부정적 현상인 젠트리피케이션 지역을 중심으로 지역구성원의 젠트리피케이션 인식과 범죄두려움 간의 관계에서 지역해체의 매개적 효과를 분석하였다. 이를 위해 젠트리피케이션이 발생한 세 지역에 거주 또는 상업시설을 운영 중인 지역구성원 491명을 대상으로 양적 연구를 수행하였다. 분석 결과 첫째, 젠트리피케이션 지역의 구성원은 젠트리피케이션에 대한 부정적 인식이 강할수록 범죄두려움에 대한 영향 수준도 함께 높아지는 것으로 분석되었다. 둘째, 지역해체는 젠트리피케이션과 범죄두려움 간을 매개하는 것으로 나타났다. 셋째, 지역해체 인식이 부정 적일수록 범죄두려움을 증가시키는 것으로 나타났다. 넷째, 젠트리피케이션이 발생시기가 최근일수록 각 변수의 부정적 인식과 영향력이 높은 것으로 나타났다. 이 같은 결과는 범죄율의 감소와는 별개로 실제 지역구성원 간의 지역 공동체 해체요인이 약화되어가는 것이 지역구성원의 범죄두려움에 직접적 효과가 있음을 의미한다. 이 같은 연구결과를 토대로 젠트리피케이션 지역구성원의 인식과 범죄두려움 간의 관계를 이해하고, 현상을 해소하기 위한 정부지자체의 노력에 보탬이 될 것이라 기대한다.
