This green space in nearby settlements has contributed to improving the quality of leisure, relaxation, a sense of psychological comfort, enhancing people's lives and social exchanges. In particular, the country representative form of greenery in residential apartment complexes is going to be greater in proportion and diverse in types of greenery. In this study, we applied the Delphi survey technique and AHP techniques to target professionals with 172 apartments targets more than 300 households in case of Jeonju, we have done empirical analysis to impact on apartment prices by applying the hedonic price approach. Resulting from green area index calculation, the most important in terms of contribution to pleasant living environment were planting trees and the next were the runnel, trails, in order of lawn and flower beds and fountains. As a result of estimating the calculated green area index in the complex including preference variables of Hedonic price, the price using the dependent variable as regardless of the actual transaction price or the official price has positive impact on the apartment price.

주거지 인근의 녹지공간이 여가활동, 휴식, 심리적 쾌적감, 사회적 교류 증진 등 주민들의 삶의 질 향상에 기여하고 있다. 특히 우리나라 대표적인 주거형태인 아파트 단지 내 녹지 공간이 차지하는 비중도 커가고 녹지유형도 다양화되어 가는 추세이다. 본 연구는 전주시를 사례로 300세대 이상 172개 아파트 대상으로 전문가들 대상으로 델파이조사기법과 AHP기법을 적용하여 단지 내 녹지유형별 가중치를 도출하여 녹지면적지수를 산출하고, 헤도닉가격접근법을 적용하여 아파트 가격에 영향을 미치는지 실증분석 하였다. 녹지 면적지수 산출결과 쾌적한 주거환경에 기여도 측면에서 나무와 수목이 가장 중요하고 그다음이실개천, 산책로, 잔디와화단그리고분수대의순으로측정되었다. 이렇게산정된 단지 내 녹지면적지수를 헤도닉가격함수의 설명변수로 포함하여 추정한 결과 종속변수로 사용한 가격이 실거래 가격이든 공시가격이든 상관없이 단지 내 녹지면적지수가 아파트 가격에 긍정적인 영향을 미치는 것으로 나타났다.
