Korean construction industry has experienced continued contraction since the financial crisis in 2007. This contraction made it important to attain a competitive edge mainly by improving management aspects of construction projects. To address this concern, various ideas for improving the economic feasibility of the construction industry have been proposed, with matching efforts made to improve the industry’s overall economic feasibility. Given the massive resources required in many construction projects, any construction project could stumble upon uncertainties and various other factors that would hinder its implementation. Therefore, a construction plan must be formulated by considering the situation in the site and the construction process, while coming up with rational project implementation plans by identifying the type and amount of resources that will be deployed. However, given the lack of project information accumulated from a limited pool of comparable construction projects as well as a systematic construction planning method, most builders rely on their experience and intuition when performing construction planning and resource deployment scheduling. As a result, the plan established in the construction planning stage before the construction commencement often fails to reach an adequate level of feasibility, thereby limiting its usability. Therefore, this study proposed a method of optimizing resource selection in construction projects by developing the process logics for major construction criteria and analyzing diverse alternative construction equipment that have realized economic feasibility, through the use of the process simulation technique. It is believed that the use of such advanced methodologies would help construction professionals assess the efficiency of diverse process plans established in the planning stage and select the optimal resources.

국내 건설 산업은 2007년을 기점으로 경기 침체에 따른 지속적인 규모축소로 기존 상세설계 및 시공부문의 기술력으로 국제적 경쟁력을 확보할 수 없다는 인식을 가지게 되었다. 이로 인해 건설사업의 경제성 향상과 관련된 다양한 개선방안들이 제시되고 있으며, 경제성 향상을 위한 지속적인 노력이 진행되고 있다. 건설공사는 대규모 자원이 투입되는 특성에 따라 사업 수행과정에서의 불확실성과 공사수행을 저해하는 다양한 변수들이 발생할 수 있는 가능성을 내포하고 있으므로 현장상황 및 시공순서를 고려하여 공정계획을 수립하고, 투입 자원의 종류 및 수량 등을 사전에 파악하여 합리적인 공사수행 방안을 마련해야 한다. 하지만 한정된 유사 공사로부터 축적 된 실적정보와 체계적인 공사계획 방법의 부재로, 공정 및 자원투입 계획에 있어 대부분 경험과 직관에 의존한 공사를 수행하고 있다. 그 결과 시공 이전 공정계획단계에서 수립된 계획은 실행단계에서의 충분한 타당성을 확보하지 못하여 그 활용도가 제한적이다. 따라서 본 연구에서는 건설공사 초기 공정계획 수립이 가능한 주요 공종별 공정로직을 개발하고, 프로세스 시뮬레이션을 활용한 경제성 기반의 다양한 건설장비 대안들을 분석하여 자원선정의 최적화 방안을 제시하였다. 이를 활용하여, 계획단계에서의 수립된 다양한 공정계획에 대한 효율성을 평가하고 최적의 자원 선정을 위한 의사결정에 도움을 줄 것으로 판단된다.
