The ultimate goal of this research is to build an economic maintenance system in accordance with the structural, working, environmental, and economic conditions of permanently rental housing. For this reason, we considered potential changes to the repair cycle by utilizing multiple forms of investigation and analysis, and a statistic technique to evaluate the suitability of the 20-year repair cycle, the existing control level for the facilities of permanently rental housing. As a result, four items were determined to have 15, 20, 25, and 30-year cycles respectively, seven items had a 35- year cycle, and eight items had a 50-year cycle. Also, when we tested the validity of the present 20-year repair cycle, it was found that its short duration led to a huge waste of budge. Therefore, it is necessary that repair cycle should be reset and delays made in repair times. By doing this, a considerable reduction in the permanently rental housing repairs budget would be accomplished.

영구임대주택의 장기적 안전성 및 사용성능(내구수명)을 확보하고, 경제적 유지관리를 위한 대책 마련과 이를 위해 각종 시설물의 개․보수를 위한 재료 성능설계 및 시공의 활용가능한 모든 요소를 검토하고, 최적의 성능을 발휘할 수 있도록 시간 및 경제성 등을 감안하여 재료 및 공법을 선택할 수 있는 체계적인 검토 사례를 제시할 필요가 있다. 이 연구에서는 그 준비 단계로써 영구임대주택단지 시설물의 개․보수 현황조사 및 개․보수기준 검토 등을 통해 국내에서 주택관련 공공기관이 설정해 놓은 20년 보수주기 적정성을 재검토 하고자 하며, 이를 통해 각 시설물별 적정한 보수주기를 재설정하고자 한다. 또한 이러한 연구결과를 통하여 얻어진 성과는 영구임대주택 보수공사 비용 절감 및 공공구조물로써의 재산적 가치 향상에 기여할 수 있을 것이다.
