The purpose of this study is to analyze elemental maintenance costs for educational facilities of BTL Projects. For this, it was formed that elemental classification system considering the incidence of maintenance through interviews and a questionnaire survey with experts. And prevention/average/substantial maintenance cycle and maintenance costs ratio were analyzed for maintenance costs analysis according to elemental classification, the initial costs of the 5 educational facility examples of BTL Projects was investigated. The results of the prevention/average/substantial maintenance costs analysis on the basis of maintenance cycle / maintenance costs ratio and the initial cost of the 5 examples are as follows. prevention maintenance costs is about 5,136,028 thousand won, average is about 4,095,324 thousand won, substantial is about 3,504,732 thousand won, Therefore, this analysis results of prevention/average/substantial maintenance cycle / maintenance costs ratio and maintenance cost are helpful and can be utilzed in the early stages of business of domestic educational facilities construction projects for estimating maintenance costs in the future and planning of maintenance cost management.

본 연구는 BTL발주방식으로 추진되는 교육시설물에 대한 부위별 유지보수비용의 분석을 목적으로 수행되었다. 본 연구 목적의 수행을 위해 전문가를 대상으로 면담과 설문을 수행하여 유지보수 발생빈도를 고려한 부위별 분류체계를 구성하였다. 그리고 유지보수비용 분석을 위해 부위별 분류체계에 따라 예방적, 평균적, 실질적 보수주기‧보수비용 비율을 조사 및 분석하였으며, 2011년도에 BTL발주방식으로 수행된 교육시설물 5곳을 사례대상으로 선정하여 초기 공사비용을 조사 및 분석하였다. 이와 같이 조사 및 분석된 예방적, 평균적, 실질적 보수주기‧보수비용 비율 자료와 사례대상 5곳의 평균 초기 공사비용 자료를 바탕으로 분석된 예방적, 평균적, 실질적 유지보수비용 결과는 다음과 같다. 예방적 유지보수비용은 약 5,136,028천원, 평균적 유지보수비용은 약 4,095,324천원, 실질적 유지보수비용은 약 3,504,732천원으로 분석되었다. 본 연구에서 분석된 예방적, 평균적, 실질적 보수주기‧보수비용 비율 결과와 예방적, 평균적, 실질적 유지보수비용 결과는 국내 교육시설물 건설사업 수행 시 사업초기 단계에서 미래에 지출되는 유지보수비용의 추정과 유지보수비용 관리 계획의 수립을 위한 참고자료로 활용이 가능하다.
