This study looks Korean BIM delivery standards which will bring significant changes in architectural design work process and surveys key factors influencing the reliability of conceptual cost estimates in the planing stage of a building construction projects and other key factors of architecture design influencing office valuation determinants then identify those key factors in two groups. The first group can be modeled and analysed by numerical methods without changing BIM delivery manual and another group requires some modifications on the manual, which are proposed by this study. Applying results of this study on the BIM delivery manual of a building construction project, it will be expected to improve the BIM design quality and make the better use of BIM model as well as increase office building values itself. Further studies applying modifications of this study to Korean BIM delivery manuals or open BIM international standard are expected.

본 연구는 건축설계 업무의 변화를 가져올 BIM설계에 관한 납품기준을 살펴보고, 설계업무의 전단계인 기획단계에서 개산견적에 영향을 미치는 요소와 설계단계에서 건축물의 가치에 영향을 미치는 요소를 조사한 후 디지털화가 가능한 요소 중 BIM납품기준을 변경하지 않고 바로 모델링 및 수치해석이 가능한 요소와 BIM납품기준을 수정하여 BIM모델링이 가능한 요소를 구분하여 각각의 모델링 방법이나 BIM납품기준 변경 안을 제시하였다. 건축사업의 BIM납품기준에 본 연구 결과를 반영함으로써 BIM설계의 품질을 향상시키고 BIM모델의 활용도를 높이는 것은 물론 건축물 자체의 수익을 높일 수 있을 것으로 기대되며, 향후 국내 BIM납품기준이나 개방형BIM 국제표준에 본 연구결과의 품질요소를 반영하는 연구가 필요하다.
