This study addressed the current status and usages of public areas mainly of the old housing in terms of living environment assessment. The result were compared with those of current facilities standards, and based on that, the necessary items for the improvement of living environment in terms of physical environment were selected. The results of the study are as follows : First, in order to secure daily safety, the replacement of the stair railing, attachment of nonslip, and the introduction of equipment to prevent the collision of cars and buildings are suggested. Second, in order to secure disaster safety, the establishment of stairs to the rooftop or an escape-way next to the doors through the balcony could be suggested for the evacuation on both sides. Third, awning and shielding of garbage collecting point could be installed to secure daily convenience. Fourth, in order to ensure pleasantness; green space, a rest area, and a public bulletin board should be established to support the outside community activities.

본 연구는 노후 공동주택의 공용부분 현황과 활용양태를 거주환경평가의 측면에서 파악하고, 이를 기반으로 거주환경 향상을 위해 개선해야할 물적요소를 제시하고자 하였다. 연구의 결과는 다음과 같이 요약할 수 있다. 첫째, 일상 안전성 확보를 위하여 계단의 난간의 교체, 논슬립 부착, 차량과 보행자 또는 차량과 건물의 충돌을 막을 수 있는 장치의 도입을 제안할 수 있다. 둘째, 재난 안전성 확보를 위해 양방향 피난이 가능하도록 옥상으로 통하는 계단을 설치하거나 발코니를 통해 옆집으로 탈출하는 방안을 제안할 수 있다. 셋째, 일상생활의 편리성 확보를 위한 방법의 하나로 생활쓰레기 수집장소에 차양, 가림막 등의 장치를 설치해야 할 것이다. 넷째, 쾌적성 확보를 위하여 외부 커뮤니티 행위를 지원하기 위한 녹지공간, 휴게시설, 공용게시판 등을 설치해야 할 것이다.
