현재 도시분야에서 재생이라는 단어를 가장 빈번하게, 그리고 활발하게 사용이 되어지면서 도시의 노후화된 모습을 변모되어지고 있는 실정이다. 이러한 관점에서 도시 건축물의 노후화에 따른 재개발, 재건축, 리모델링 등 재생이라는 이름의 많은 도시재생사업들이 가장 직접적으로 영향을 받는 것은 다양하게 재생이 되어 지고 있는 건축물이라고 할 수 있을 것이다. 신축인 건축물은 이용이 되어 지고자 하는 용도에 맞게 공간의 구성 및 스페이스 프로그램을 갖게 된다. 하지만 기존의 건축물을 재사용하거나 리모델링을 하여 사용하는데 있어 많은 제약이 따르게 된다. 따라서 본 연구를 통해서 기존 건축물이 갖은 물리적 특성을기반으로 새롭게 사용 가능한 건축물의 용도와 가능성에 대하여 연구를 하고자 한다.

The urban aging appearances have been remodeled actually while the term of regeneration in urban sector has been used most frequently and most actively. In this point of view, it can be commented variously regenerated buildings have been the most and directly affected by urban business named as regeneration such as ‘redevelopment’, ‘reconstruction’ and ‘remodeling’ in accordance with the aging of urban architecture. The new buildings are normally equipped with the space configuration and space program which are suitable to its intended purpose. But already built architectures have many restrictions for reuse or remodeling of buildings. Therefore we intend to research the purpose and possibility of newly usable architectures based on the physical properties of existing building through this study.
