최근 구도심을 중심으로 공동화 현상이 심각한 사회문제로 대두됨에 따라 주택재개발사업의 추진이 활발하게 시도되고 있으나, 이해당사자간 잦은 갈등 및 분쟁 등을 이유로 대부분의 사업추진은 부진한 실정이다. 이러한 분쟁의 대부분은 사업비와 연관되어 발생되는 문제이며, 여러 참여주체의 협의를 전제로 사업이 추진되는 주택재개발사업의 특성상 사업초기단계에서 보다 정확한 사업비 예측은 사업추진여부를 결정하는데 매우 중요한 요소로 작용한다. 그러므로 주택재개발사업의 성공적인 사업추진을 위해서는 사업결정권이 부여된 각 참여주체가 사업초기단계에서 사업타당성을 스스로 분석하여 판단할 수 있도록 사업비 예측자료의 정립이 필요하다. 따라서 본 연구에서는 주택재개발사업의 추정사업비 예측자료를 제시하기 위한 목적 아래 유관 자료 및 추진사례를 분석하여 사업비 결정항목을 선정하였고, 정량화된 추정식을 정립하고, 정립한 추정식의 유효성을 검증하여 제시하였다.

As the crater phenomenon at old urban center is on the rise lately, promotions of Housing Redevelopment projects is actively attempted which however, most of the promotions are poor because of frequent conflicts and dispute among stakeholders. These troubles mostly arise related to project expenses and more precise estimation of project expense is a very important factor for deciding whether to push the project or not as Housing Redevelopment project is based on a discussion of various participating entities. Hence, for a successful project, establishment of estimated project cost material is needed for each participating entity with a right to decide on the project, so they can analyse and judge the project feasibility by themselves in early stages of the project. Therefore, in this research, deciding factors of project cost are selected, quantified calculating formula is established and effectiveness of the established formula is verified by analysing related materials and cases under the aim of proposing a forecast for estimated project cost of Housing Redevelopment.
