건축물의 효율적 이용의 대안으로서 리모델링에 대한 관심과 수요는 꾸준히 증가하고 있다. 이러한 사회현상 가운데 최근 리모델링 실시에 의한 건축외관 파사드에 대한 인식은 더욱더 성숙되어 건축외관의 중요한 테마로서 자리매김을 하고 있다. 본 연구는 업무용 건축 외관 파사드의 리모델링 실시 유무에 따른 인상평가와 선호도평가를 분석하여 어떠한 요인이 작용하고 있으며 상호간의 연관성은 무엇인가에 대하여 연구결과를 도출하였다. 감성평가의 경우, ‘심미성’과 ‘참신성’이라는 함축된 감성적 기준을 통해 리모델링 실시 전, 후의 외관 파사드를 감성적으로 평가하고 있다는 사실을 알 수 있었다. 또한 선호도평가에서는 파사드 구성요소에서 보여지는 다양한 외관타입과, 종형 타입의 배열, 1~2개 타입의 파사드 형태, 높은 밀도감의 파사드 입면 등이 선호도를 향상시키는 것에 영향을 주고 있다는 것을 알 수 있었다. 이러한 결과를 통해 감성적 평가와 선호도 평가에서 알 수 있었던 각 요인들 간의 중요한 연관성을 가지고 있다는 사실을 알 수 있었다.

The interests and demands on remodelling increase as an alternative to the efficient use of buildings. Recently, among these social phenomena, awaewness on building facade by building remodelling has established itself as an important theme. In this paper, we study building facades by commercial building remodelling, analyze emotional evaluation and preference assessment on them, and derive which factor affects and what is the relation between emotional evaluation and preference assessment. In emotional evaluation, the 'aesthetic' and 'novelty', as implied emotional standards, evaluate building facade emotionally before and after remodelling. Also, in preference assessment, a preference increase is affected by the following : various building façade types, a vertical type of arrangement, one or two types of the facade forms, high density of facade, and so on. These results show that there are important relations among factors through the emotional evaluation and assessment of preferences.
