최근 우리나라의 주택시장은 1970년대를 기점으로 대량 공급된 공동주택의 노후화가 심각한 사회문제로 대두되고 있는 반면, 1인당 주택보급율의 초과로 인해 신규 아파트의 건설물량이 축소되고 있는 실정이다. 이에 따른 대안으로 노후 공동주택의 리모델링 시장이 활성화될 전망이며, 여러 건설업체간 경쟁구도 속에서 독보적인 경쟁력을 확보하기 위해서는 차별화된 사업전략이 요구된다. 따라서 본 연구에서는 리모델링을 실시하는 노후 공동주택의 품질 향상과, 사업을 시행하는 사업자에게 유효한 기초자료를 제시하기 위한 목적 하에, 실거주자를 대상으로 만족도 및 선호도조사를 실시하였고, 조사결과의 신뢰성 확보를 위해 전문통계프로그램의 방법론에 의한 차이검증을 실시하였다.

Recently, the housing market in Korea encounters severe deterioration of apartment houses that were massively provided from 1970s. On the other hand, the new construction of apartment gets reduced due to the excessive supply of diffusion rate of houses per person. As an alternative, apartment house remodeling market will be activated and differentiated business strategy to secure unique competitiveness in a severe competition is required. Accordingly, this study aims to provide effective basic resources to those who carry out apartment remodeling for quality improvement. This study carried out satisfaction and preference survey to actual residents. To secure reliability of survey result, it carried out difference verification by a professional statistics program.
