우리나라는 주택문제가 중요한 사회문제 중의 하나로 문제 해결을 위해 국내의 건설 분야는 산업발전과 발맞추어 많은 양적 성장을 이루어왔다. 그러나 품질관리 측면에서 많은 하자가 발생하였다. 건축물은 다양한 자재 및 부재의 복합재 라는 특성으로 인해, 지속적으로 발생되는 하자를 검토·분석하여 관리할 필요가 있다. 그러나 기존의 연구에서는 하자 유형에 따른 방지대책을 주로 제시하고 있다. 마감공사의 경우 다양한 형태로 하자가 발생되고, 기존의 유형과는 다른 형태로 나타나고 있어 유형에 따라 제안을 제시하는 것을 한계가 있다. 따라서 본 연구에서는 공동주택(Apartment House)의 입주 전 발생된 마감공사의 하자를 대상으로 공종별, 시점별, 유형별로 분석하여 하자의 효율적인 관리를 위한 중점관리대상(Primary Management Objects)을 선정하였다. 그 결과 상위계층에서 관리·감독 측면, 하위계층에서 공정별 하자관리 측면이 중점관리대상으로 분석되었으며, 이는 하자예방(Defect Prevention) 및 하자관리의 기준 선정 방안으로 활용 가능 할 것으로 사료된다

In order to solve the housing problem which is the one of main social problems in S.Korea, much quantitative growth have been made on domestic construction field catching up with the industrial growth. However, in the aspect of quality control much defects have occurred. As building is a complex composed with the various materials and members of framework, it need to be managed by reviewing and analyzing of the consistently occurred defects. But the existing studies have mainly suggested on the prevention measures according to the type of defects. In finishing work, it is hard to suggest measures. Because defects occurs in a different form and type from existing one. Therefore this study selects primary management objects for effective management of defects through analyzing by time, work and type classification, targeting on defects of finishing works occurred before moving into the apartment house. Consequently, in higher level, the aspect of managing and supervising was analyzed as a primary management object. And in lower level, the aspect of managing defect on classified process was selected. This study is considered to be utilized for the measure of selecting a standard on defects prevention and management.
