건설사업관리(Construction Management, CM)제도 도입 이후, 국내 건설경기의 침체에도 불구하고 건설사업관리는 꾸준한 실적 증가를 보이고 있다. 최근 건설사업이 다양화, 복잡화 됨으로 인해 건설사업 추진과정에서 전문가의 역할이 강조되고 있기 때문이다. 이처럼 건설사업을 관리하는 건설사업관리자의 역할은 더욱 중요해지고 있다. 그러나 국내에 건설사업관리가 도입되어 정착되어가고 있으나, 아직도 건설사업관리자의 의무와 책임 등에 대한 명확한 기준 등이 미흡한 실정이다. 따라서 본 논문은 용역형 건설사업관리(CM for fee)에서 건설사업관리자가 수행하여야 할 세부 업무내용의 위임업무를 구분하고, 이의 특성을 분석하여 제시함으로써 건설사업관리자의 업무가 어떤 위임업무 특성을 갖는지에 따라 업무 이행으로 인한 건설사업관리자의 책임관계를 명확히 규정하는 기초자료가 될 것이다.

Since the introduction of Construction Management(CM), despite the downturn in the domestic construction market has steady earnings growth. This characteristic is due to diversified and complicated construction projects. The role of this Construction Manager to manage construction projects are becoming increasingly important. The Construction Management in the domestic has been introduced and taken root, but still clearer standards for the Construction Manager’s duties and responsibilities are insufficient. Therefore this study will distinguish the contents of the detail mandate duties to performed by the Construction Manager at the Construction Management for fee(CM for fee). Then we analyse and present the characteristics of the mandate duties. This study will be the basic data of the Construction Manager to clarify the relationship in the implementation of duties, according to the Construction Manager’s duties have which characteristics of the mandate duties.
