2005년 1월 정부의 민간투자법의 개정으로 BTL이 도입되었고, 교육복지시설에 많이 활용되고 있다. 이와 같이 최근 활성화되고 있는 교육시설 BTL사업이 성공적으로 수행되기 위해서는 건물의 총 생애비용(Life Cycle Cost)에서 큰 비중을 차지하는 운영비와 유지관리비가 사업의 성공여부를 결정하게 된다. 따라서 본 연구에서는 LCC 분석을 통해 현행 교육시설 BTL사업의 유지관리 문제점을 파악하고 이에 따른 효율적인 유지관리방안을 제시하였다. 이는 교육시설 BTL 사업의 효율적인 유지관리 방안으로 유지관리 분석의 중요성에 대한 인식부족과 유지관리 분석을 위한 기초자료가 부재한 국내 현실을 고려할 때 특정 참여주체의 일시적인 노력이 아닌 모든 사업 참여주체와 학계의 중․장기적인 계획 수립과 실천이 요구된다. 본 연구에서 도출된 문제점과 해결방안에 대한 연구가 더욱 구체적으로 이루어지면, 교육시설 BTL 사업에서 유지관리에 대한 성과를 향상시킬 것으로 기대된다.

The BTL projects have been used a lot in educational facilities since the Government revised the Investment law civilian in 2005 January. The most important part is the operating cost and maintenance cost which has big proportion in life cycle cost to be successful the BTL projects in educational facilities which have been active. Therefore, It finds out the maintenance cost problems and suggests the effective plans for maintenance through LCC analysis. This will be the effective maintenance plan for BTL projects in educational facilities. we need to establish plans and practice all business participation and long-term of academic when we considered the reality of domestic which is lack of understanding and absent about importance of analysis maintenance. This study is expected that the result of maintenance of BTL projects in educational facilities can be improved when the problems and solutions can be fulfilled concretely in further studies.
